Gukpyeong 400 Million Won Semi-Station New Apartment 'Yongin Dunjeon Station Epitet' Now Selling

The average sale price per 3.3㎡ of newly built apartments nationwide has surpassed the 20 million KRW mark. This year, the average apartment sale price per 3.3㎡ nationwide was recorded at 20.39 million KRW, an increase of 2.39 million KRW compared to 2023.


The reasons for the rise in sale prices are mainly attributed to increased financial costs due to higher real estate PF loan interest rates, as well as rising construction costs including materials and labor. Additionally, with the won/dollar exchange rate rising, the cost pressure on some imported items such as steel has increased, leading to forecasts that construction costs will inevitably continue to rise.


Despite the overall factors driving up sale prices, a newly built apartment in Yongin, Gyeonggi Province, with a standard size of 84㎡ priced in the 400 million KRW range has attracted consumer attention. HL D&I Hanla Co., Ltd. announced that it is currently selling the ‘Yongin Dunjeon Station Epyt’ newly built apartments priced in the 400 million KRW range in Pogok-eup, Cheoin-gu, Yongin-si, Gyeonggi Province.


HL D&I Hanla Co., Ltd. changed the apartment brand from ‘Hanla Vivaldi’ to ‘Epyt’ and launched the ‘Yongin Dunjeon Station Epyt’ for the first time in the Yongin area. Except for some units, all apartment types were fully booked within the ranking. This first-come, first-served sale includes remaining units from popular types with high subscription competition where some winners were disqualified, so some types are expected to sell out quickly.



The sale price of this apartment is 480 million KRW for the 84㎡ Type A, which is 14.17 million KRW per 3.3㎡. According to an analysis by real estate analysis firm Real Estate Info in October based on Real Estate R114 data, the average sale price of apartments (excluding rentals) in 51 complexes sold from January to August this year in 31 cities, counties, and districts in Gyeonggi Province was 20.11 million KRW per 3.3㎡. This is about 5.94 million KRW cheaper than the average sale price in Gyeonggi Province (based on 3.3㎡). Also, among apartments sold in the Yongin area this year, it is the most affordable price, with a difference of up to 120 million KRW compared to apartments of the same size.


Regardless of the contract timing, resale of the sale rights is possible anytime after March 10, 2025, and there is no mandatory residence period. It is a complex not subject to the Stage 2 Stress DSR applied since last September, so the burden of interest rate points is low. The investment value is also noteworthy. Most sale prices are set below 500 million KRW, making them more than 100 million KRW cheaper than surrounding market prices.


‘Yongin Dunjeon Station Epyt’ is a large complex with 1,275 households across 13 buildings, consisting of 3 basement floors and up to 29 floors above ground. It is being developed as a landmark apartment in Cheoin-gu, Yongin Special City, a semiconductor city. Along with various community facilities, which are advantages of a large complex, resident convenience facilities and commercial facilities will also be established. Move-in is scheduled for July 2027.

The location conditions are excellent. First, it has a well-connected transportation network. It is a station area within walking distance of Dunjeon Station on the Everline light rail. Using the light rail line, it takes about 20 minutes to reach Giheung Station on the Suin-Bundang subway line (transfer available), and from Giheung Station, the Bundang Line provides easy access to Seoul Gangnam and Bundang/Pangyo in Gyeonggi Province.


Using Local Road No. 57, it connects to the Yongin Semiconductor Cluster general industrial complex in Wonsam-myeon, which SK Hynix is developing, and National Road No. 45, exempted from preliminary feasibility studies, connects to the advanced system semiconductor national industrial complex in Ido and Namsa-eup areas led by Samsung Electronics. Additionally, Yongin City is actively promoting the extension of the Gyeonggang Line connecting Gyeonggi Gwangju Station and Namsa Station, so metropolitan accessibility is expected to improve further.


As for educational facilities, Dunjeon Elementary School is within walking distance, and Pogok High School and Pogok Middle, Yeongmun Middle, Gorim Middle, Yongin High, and Gorim High Schools, which offer special rural admission quotas, are concentrated nearby. The education-specialized apartment is also an advantage. HL D&I Hanla applies the ‘Edu Premium’ (career exploration program) to this apartment. For resident children in elementary, middle, and high school, AI-based academic aptitude diagnosis is provided, along with small-group customized mentoring by Seoul National University students, offering consulting on learning motivation, study habits, and lifestyle.
