37-Story Office Facility to Be Developed in Dongja-dong Opposite Seoul Station

Complex Cultural Facility on Basement 1 to Ground 1 Floors, Work Lounge on 23rd Floor
F&B Facility Combining Mart and Food Court Utilizing Open Green Space Terraces

A commercial facility up to 37 stories high will be constructed in Dongja-dong 2nd District, located directly in front of Seoul Station.

On the 5th, Seoul City announced that it held the 16th Urban Planning Committee meeting and approved the amendment to the 'Dongja-dong 2nd District Urban Maintenance-type Redevelopment Maintenance Plan Decision Change (Draft)' for the area around 15-1 Dongja-dong, Yongsan-gu.


Dongja-dong 2nd District was designated as a redevelopment zone in November 1978 and received approval for the management disposition plan in 2020. Initially, the plan was to build lodging facilities, but due to COVID-19 and other factors, the use was changed to commercial facilities, and a commercial building with seven basement floors and 37 floors above ground will be constructed.


According to open green spaces, eco-friendly standards, and provision of electric vehicle charging stations, the floor area ratio was applied at 1300% or less, and the building coverage ratio at 50% or less. An open green space was introduced on the lower floors to receive floor area ratio incentives, and height restrictions were also relaxed.

The open green space will be created as an accessible green area for everyone, and various programs will be operated through regional management. A grocerant facility combining a supermarket and food court will be introduced in a space utilizing terrain differences adjacent to the open green space. Elevators and escalators will be installed within the green space to allow free movement between the open green spaces created along Hangang-daero and Huam-ro according to the site’s terrain differences.


From basement level 1 to ground level 1, a complex cultural space will be created to provide information about the Seoul Station area for local residents and visitors, and will be used as an exhibition/gallery and book lounge. On the 23rd floor (height 104m), a work lounge offering collaboration and networking opportunities, a terrace garden, and a sky lounge with permanent views of Seoul Station and Namsan will be established. The subway entrances and ventilation shafts that were installed along Hangang-daero and obstructed pedestrian environments will be relocated inside private land, and a road will be opened along Huam-ro to improve pedestrian and road environments.


Seoul City stated, "Dongja-dong 2nd District is expected to contribute to revitalizing the city and enhancing urban competitiveness by creating green rest areas where leisure and various activities can be enjoyed in line with the green ecological urban center recreation strategy, and securing various public spaces."
