- Popular for its pleasant residential environment... Geumcheon-gu area leads reconstruction projects with expected value increase
‘Hanshin The Hue High & Edu Foret,’ located in Siheung-dong, Geumcheon-gu, Seoul, opened its housing exhibition hall on the 29th and officially began its sales schedule. The project is attracting high interest among buyers eager to secure a home in a ‘forest zone’ area embraced by the great nature of Gwanaksan Mountain.
This complex boasts a rare forest-zone location within Seoul’s urban area. Surrounding Hanshin The Hue High & Edu Foret are Gwanaksan Mountain, Samsung Mountain Citizen’s Rest Park, and Samgak Park, offering a pleasant residential environment. Since green spaces are scarce in Seoul, demand is expected to be high among buyers seeking comfortable environments such as forests and parks.
In fact, forest-zone complexes in Seoul are highly scarce and receive great popularity upon supply. For example, ‘Cheongdam Le El’ in Gangnam-gu, Seoul, which held its subscription in September this year, recorded an average competition rate of 667.26 to 1 with about 70,000 applicants in the first priority subscription, thanks to its abundant greenery and parks nearby, including Cheongdam Neighborhood Park and Bongeunsa Temple, as well as its proximity to the Han River.
Consequently, interest in Hanshin The Hue High & Edu Foret is also rising, with local real estate agents evaluating it as having not only a pleasant environment but also excellent future value.
Hanshin The Hue High & Edu Foret also meets the ‘Chopuma’ conditions that attract parents with young children the most. Tapdong Elementary School is located right in front of the complex, allowing safe walking commutes, and nearby are Dongil Middle School, Dongil Girls’ High School, and Seoul Magnet High School, enabling residents to enjoy a one-stop educational zone throughout the 12 years of elementary to high school education.
Geumcheon-gu Office Station on Subway Line 1 is nearby, and residents can enjoy comprehensive living infrastructure in Seoul and Gwangmyeong, including Homeplus, Lotte Mart, Costco, IKEA, and a large general hospital planned in Geumcheon-gu, enhancing convenience for residents.
In particular, the nearby Siheung Sageori Station (planned) will open with the Sinansan Line, which will enable travel from Siheung Sageori Station to Yeouido in about 10 minutes once operational, further improving both accessibility to downtown Seoul and future value.
Meanwhile, Hanshin The Hue High & Edu Foret will be built in Siheung-dong, Geumcheon-gu, with 5 buildings ranging from 4 basement floors to a maximum of 12 floors above ground, totaling 219 households with exclusive areas of 45 to 74 square meters. Among these, 78 households with exclusive areas of 45 and 59 square meters will be offered to the general public.
The general sale units mainly consist of small sizes such as 45㎡ and 59㎡, making them affordable for newlyweds and first-time buyers, attracting a diverse range of demand. The number of general sale units by type is ▲45㎡ 13 units ▲59㎡ A 41 units ▲59㎡ B 15 units ▲59㎡ C 9 units.
The sales schedule will proceed with special supply on Monday, December 2, first priority subscription on Tuesday, December 3, and second priority subscription on Wednesday, December 4. The announcement of successful applicants will be on Wednesday, December 11, and the official contract period will be held for three days from Monday, December 23 to Wednesday, December 25.
Geumcheon-gu in Seoul is a non-regulated area, so there are no obligations for actual residence or restrictions on re-winning, lowering the entry barrier for subscriptions. Recently revised subscription systems, including allowing duplicate subscriptions for special supply between spouses, have increased the chances of winning for subscription account holders.
Anyone aged 19 or older residing in Seoul or the metropolitan area who has held a subscription account for more than 12 months and meets the deposit requirements by region and area can apply for first priority subscription regardless of whether they are the head of household or a household member. Even homeowners can apply for first priority subscription. There are no residence obligation periods or re-winning restrictions, and the resale restriction period is one year.
The housing exhibition hall for Hanshin The Hue High & Edu Foret is located near Iljik-dong, Gwangmyeong-si, Gyeonggi-do. The exhibition hall operates for three days from Friday, the 29th, to Sunday, December 1, and is open for viewing from 10 a.m. to 5 p.m.
