On the 28th (Thursday), the Monetary Policy Committee of the Bank of Korea lowered the base interest rate by 0.25 percentage points to 3% per annum. This decision to cut the rate again came just one month after the rate cut in October.
In October, monetary policy shifted from tightening to easing for the first time in 3 years and 2 months, followed by an additional rate cut in November. This recent rate cut surprised the market, which had expected the rate to remain unchanged, and is expected to trigger a 'money move' phenomenon where funds shift to investment destinations offering higher returns compared to bank deposits and savings.
As the economy is expected to stabilize in various sectors, interest in the real estate market is also rising, especially in income-generating properties such as commercial buildings. With an estimated 2,000 Samsung SDI full-time employees, visitors, partners, residents of nearby housing complexes, and visitors to Yeoul Park located right in front, the facility is expected to have a hinterland demand in the tens of thousands.
Due to its excellent location, ‘Dongtan Station Dietre Prestige’ commercial facility has secured the only movie theater in the Dongtan Station west side station area, ‘Megabox.’ In addition, negotiations are underway for tenants such as a large brewing pub (planned), a large cafe and supermarket (planned), and a beauty & health select shop (planned), which will gradually increase the commercial district’s influence.
