'43 Years Old' Bangbae Sinsamho, Upgraded to a Maximum of 41 Floors... Rebuilt with 920 Households

The Bangbae Sinsamho Apartment in Seocho-gu, Seoul, which was completed 43 years ago, will be reconstructed into 920 households with a maximum of 41 floors. The number of households has increased by 63 compared to the previous plan as the building plan was revised to increase the number of floors.

On the 25th, the Seoul Metropolitan Government held the 12th Urban Planning Committee Delegated Subcommittee and conditionally approved the amendment to the Bangbae Sinsamho reconstruction maintenance plan (minor matters) and the landscape review plan, the city announced on the 26th.

The maximum floor count of 32 floors included in the initial maintenance plan in 2016 has been raised to 41 floors through this review. This change was influenced by the revision of the 2040 Seoul Urban Basic Plan by the Seoul city government, which abolished the height limit. Along with the increase in floors, the building layout and main building forms were significantly revised, increasing the total number of households from 857 to 920.

A small park will be newly established on the south side of the site adjacent to Seorae Elementary School. A public pedestrian passage will also be created to facilitate walking for local residents using the bus stop and neighborhood living facilities along Bangbae-ro. Around the public pedestrian passage, a kids caf? and a small library will be built and opened to local residents.

Bangbae Sinsamho faces the Banpo district across Banpo Stream. It is within walking distance to Banpo Park and is adjacent to Sapyeong-daero and Bangbae-ro, providing good transportation and surrounding residential conditions, but it has become aged since its completion in 1981. A Seoul city official said, "It is expected that the project will be actively promoted through this review," and added, "After the announcement of the maintenance plan amendment, we plan to promptly finalize the building plan through integrated reviews of architecture, transportation, and education."
