Recently, the possibility of an additional base interest rate cut by the Bank of Korea is increasing. Following the U.S. Federal Reserve's significant 0.5%p rate cut (big cut) in September, it lowered the base rate by another 0.25%p in November. As a result, the interest rate gap between Korea (3.25%) and the U.S. has narrowed to 1.50%p, raising expectations for a domestic base rate cut.


A base interest rate cut typically acts as a major factor that revitalizes the real estate market. When interest rates fall, loan interest rates decrease, reducing the interest burden on homebuyers. Consequently, the industry expects real estate transactions to become active again, and the sales market to regain momentum.


An industry insider stated, "As the interest rate gap between Korea and the U.S. narrows, the outlook for a domestic rate cut is growing." They analyzed, "If a rate cut occurs, the easing of loan interest burdens is expected to increase demand in the sales market."


In other words, lower interest rates reduce the psychological barriers to purchasing homes, which could positively impact the sales market.


With growing expectations for a base rate cut, attention is also focused on ‘The Sharp Sokcho Prime View,’ a first-come, first-served sale by POSCO E&C in the Geumho-dong area of Sokcho City, Gangwon Province.


This apartment complex is designed as a branded large-scale complex with 1,024 households across 8 buildings, ranging from 84 to 110㎡, 136 to 180㎡ (duplex), and 142 to 147㎡ (penthouse), spanning from 4 basement floors to 33 above-ground floors.


‘The Sharp Sokcho Prime View’ has successfully completed both special and general supply sales and is currently conducting first-come, first-served contracts for some remaining units. The advantage of the first-come, first-served contracts is that buyers can directly choose their preferred building and unit number without a lottery.


The apartment is developed under a private park special project and offers residents the benefit of enjoying Yeongnang Neighborhood Park as if it were their backyard. The park is designed with various themed gardens, allowing residents to enjoy distinctive gardens such as Spring Hills, Citizens' Yard, Seorak Hills, and Dreaming Hill up close.
