- Gunpo's First Sale Restriction-Free Complex in 7 Years

Following the special supply of ‘Gunpo Daeyami Dietre Signature’ held on the 18th (Monday), a strong enthusiasm is expected to continue for the first-priority subscription on the 19th (Tuesday).
According to the Korea Real Estate Agency’s subscription website, 579 applications were received for 249 units during the special supply on the 18th (Monday), recording an average competition rate of about 2.33 to 1. The highest competition rate was about 5.29 to 1 for the 84㎡A type exclusive area under the first-time homebuyer category. Compared to other complexes that held special supply on the same day on the subscription website, such as ‘Acro Vestinew’ and ‘Hillstate Doan River Park 3 Complex,’ ‘Gunpo Daeyami Dietre’ recorded the highest number of applications, proving its popularity.
It is evaluated that a large amount of new construction demand was concentrated as it is the first complex subject to the 7-year price ceiling system supplied in Gunpo. In fact, ‘Gunpo Daeyami Dietre’ ranked first in real-time search terms on real estate sites like ‘Hogangnono’ between the 9th (Saturday) and 10th (Sunday), and about 10,000 people visited the model house between the 15th (Friday) and 17th (Sunday), showing concentrated interest.
The sale price of the complex was set from about 16.3 million KRW per 3.3㎡, which translates to approximately 538 million KRW for an 84㎡ exclusive area. According to the Ministry of Land, Infrastructure and Transport’s actual transaction price disclosure system, the nearby ‘Geumgang Pentarium Central Park 3rd’ 84㎡ exclusive area was traded for 678 million KRW in August, indicating the market price. In the case of ‘Gunpo Dietre,’ there is no obligation for actual residence, so it is expected to be easier to establish financial plans.
Subscriptions will be accepted from 9:00 AM to 5:30 PM on the Korea Real Estate Agency’s subscription website. The announcement of successful applicants is scheduled for the 28th (Thursday).
Nearby the complex are Daeyami Station (Line 4), Gunpo IC, Banwol Lake, Galchi Reservoir, and Surisan Provincial Park, providing a pleasant residential environment. There are planned sites for kindergarten, elementary, and middle schools within the district, and it is conveniently accessible by car to Sanbon Academy District, Gunpo Complex Logistics Center, Gunpo First Industrial Complex, and Uiwang Technopark.
Two shuttle buses exclusively for residents will be provided free of charge (planned), and each building will have two elevators (4 elevators per building complex), enabling convenient living. The parking ratio is 1.55 spaces per household, offering ample parking compared to nearby older complexes.
The building coverage ratio (the ratio of building area to site area) is in the 12% range, which is significantly lower than the 15-20% coverage ratio of most complexes in Gunpo, allowing for better lighting and ventilation. The distance between buildings is also about 113 meters at the longest, minimizing interference between households and providing advantages for privacy protection.
Daebang Construction is the contractor, and the model house is currently operating in Cheoncheon-dong, Jangan-gu, Suwon City.
