DL Construction announced on the 18th that 'e-Pyeonhansesang Dongincheon Bayfront,' located at 23-4 Sadong, Jung-gu, Incheon, will be launched for sale within this month.
e-Pyeonhansesang Dongincheon Bayfront is a complex redeveloped around Incheon Girls' Commercial High School, consisting of 4 buildings with a total of 667 households. Among them, 492 apartment units (with exclusive areas of 59, 74, and 84㎡) and 88 officetel units (exclusive area 36㎡) will be offered for general sale.
The complex is situated in a prime location about a 1-minute walk from Sinpo Station on the Suin-Bundang Line, making it a super transit-oriented development. From Sinpo Station, it takes about 7 minutes to reach Songdo Station, where the Incheon-origin KTX (planned) and Wolgot-Pangyo Line (planned) will be available. Dongincheon Station on Line 1, where express and rapid trains to Yongsan stop, is also accessible. Additionally, a tram line connecting Incheon Inner Port and Bupyeong Station, called the Bupyeong Coastal Pier Line, is planned at Sinpo Station, and access to the Metropolitan Area 2nd Ring Expressway (Incheon~Gimpo) is convenient.
Adjacent to Incheon Inner Port, residents can enjoy ocean views of the Incheon sea (excluding some units). The redevelopment project of Incheon Inner Port Piers 1 and 8, a core part of the Jemulpo Renaissance development, is also underway. This project plans to invest over 500 billion KRW over five years until 2028 to create a 429,000㎡ marine cultural urban space in Bukseong-dong and Hang-dong areas of Jung-gu, with main construction scheduled to begin by the end of next year.
Existing infrastructure use is also convenient. Incheon Sinheung Elementary School and Songdo Middle School are within walking distance, and Inseong Elementary School (private), Jemulpo High School, Inseong Girls' High School, and Inil Girls' High School are nearby. E-Mart (Dongincheon branch) and Sinpo International Market are also located near the complex. Proximity to industrial complexes such as Hyundai Steel, Dongkuk Steel, and HD Hyundai Infracore is considered a strong advantage for live-work convenience.
From a design perspective, the complex is primarily south-facing with 4-bay slab-type layouts by unit type, featuring dressing rooms, pantries, and alpha spaces. Resident-exclusive community facilities will include a fitness center, golf practice range, and lounge caf? (small library). The officetels are designed with a living room + bedroom layout suitable for the increasing number of 1-2 person households. The complex is car-free on the ground level to enhance pedestrian safety.
A sales representative stated, "With key factors that determine real estate value such as transit accessibility, ocean views (excluding some units), development prospects, and brand-new apartments, we expect interest from both end-users and investors. Supply of new apartments in Jung-gu is rare, so demand is high, and especially in line with the Jemulpo Renaissance (planned), this will establish itself as a landmark apartment that can further enhance the value of the area."
