Deok-eun DMC IS Biz Tower, Emerging as the New Hub of the K-Media Industry

Amid the recent craze for the Netflix variety show "Black and White Chef," a new hub for the K-media industry is gaining attention.


According to the "Content Industry Survey" released this year by the Korea Creative Content Agency, the number of domestic content industry businesses reached 114,769, marking a 5.7% increase compared to the previous year. Additionally, the number of related workers rose by 5.4% to 647,969, a figure comparable to the total population of Jeju Island, with sales reaching approximately 150 trillion won.


One of the major centers of the rapidly growing K-media industry is Seoul's Sangam DMC. This area is a cluster representing Korea's advanced media industry, housing numerous media companies and cutting-edge enterprises such as broadcasters and entertainment firms. With Korean content gaining global popularity, especially through Netflix, the value of this K-media industry hub has been further elevated.


However, Sangam DMC is currently oversaturated. According to Mapo District Office, over 4,000 businesses and more than 50,000 workers are operating there. Consequently, the Deok-eun District in Goyang, Gyeonggi Province, located nearby, is emerging as the new center of the K-media industry.


The decisive reason why Deok-eun District is considered the new media industry hub lies in its development prospects. Deok-eun District is advancing the development of the "Media Valley Complex Town" in connection with Sangam DMC. The Media Valley Complex Town is expected to provide an optimal environment for the growth of the media industry, including the establishment of state-of-the-art information and communication infrastructure. Once completed, it is anticipated to become the largest media industry center in Korea.


As Deok-eun District rapidly rises as the new center of K-media, a massive-scale business district boasting overwhelming scale is receiving renewed attention. The protagonist is "IS Valley," a complex business town developed by IS Dongseo across five blocks of the Deok-eun business district. It is conveniently located near Sangam DMC, Yeouido, and Magok District, with views of the Han River.


"IS Valley" boasts an impressive total floor area of approximately 350,000 square meters. It is more than twice the size of the 63 Building (about 160,000 square meters) and has a larger floor area than the 123-story Lotte World Tower (about 320,000 square meters). Given that it surpasses other symbolically significant buildings in Korea, there is speculation that the center of the metropolitan area's business districts will gradually shift to "IS Valley."


More than 80% of "IS Valley" has already been sold. In particular, all units of the officetels have been sold out successfully. Currently, only parts of the business facilities in blocks 6 and 7 of the "Deok-eun DMC IS Biz Tower," located in blocks 6 to 10 of Deok-eun District, remain available, with sales nearing completion.


The "Deok-eun DMC IS Biz Tower" is characterized by excellent accessibility to Seoul. It is located right next to Sangam-dong, Mapo-gu, Seoul. It takes only 6 minutes to reach Gangbyeonbuk-ro via the Gayang Bridge and 8 minutes to reach Olympic-daero, enabling quick access to Yeouido and Magok.


Expectations are also high regarding transportation development benefits. This year, the Ministry of Economy and Finance announced the confirmation of the placement of "Deok-eun Station" in the Deok-eun District area. "Deok-eun Station" will be a stop on the "Daejang-Hongdae Line," connecting Bucheon Daejang New Town to Hongdae Station in Mapo-gu, Seoul. Construction will begin next year, with early opening planned for 2030.


Notably, many of the 12 stations on this line will be transfer stations. Transfer stations, where two or more lines pass through a single subway station, are rare and valuable. Some stops on the "Daejang-Hongdae Line" will allow transfers to major metropolitan subway lines such as Line 2, Line 5, and Line 9.



Various specialized spaces harmonized with the Han River are also attracting attention. The "Deok-eun DMC IS Biz Tower" is located right next to the Han River and within walking distance of various parks, including World Cup Park, making it part of the "Han River Forest Zone." It features landscaping specialization utilizing this environment, such as eco-friendly ecological parks created with aquatic and terrestrial biotopes. Additionally, the "Grass Garden," which offers different seasonal landscapes, rooftop gardens on the 2nd and 5th floors with views of the Han River, and a rest area called the "Tea House" are provided. Furthermore, decorative gardens and lawns harmoniously blending various flowers and trees will be established throughout the interior.


Spaces for leisure and sports activities after work have also been prepared. Communities for exercising in various fields such as fitness, Pilates, and GX rooms have been created. This is expected to receive high praise from senior office workers who focus on health and fitness as well as young office workers dedicated to body-building.


It is also notable that these community facilities are located on the second floor. Through the surrounding rooftop garden on the second floor, it is possible to exercise while overlooking the Han River. This contrasts with most other office facilities, which place community facilities underground, creating a cramped feeling.


Additionally, spaces that enhance work efficiency have been created. The complex includes numerous "large conference rooms" and "medium conference rooms," as well as "office lounges" and "rest areas" for communication and relaxation among employees. There is also a "studio" space for advanced and venture companies. This was designed considering the increasing number of companies using streaming platforms such as YouTube, and it is evaluated to have a structure suitable for broadcasting and video production.


The sales promotion center for "Deok-eun DMC IS Biz Tower" is currently operating in Deok-eun-dong, Deokyang-gu, Goyang-si, Gyeonggi-do.
