Gwangju Ssangryeong-dong Private Rental Apartment 'Gyeonggi Gwangju Station Dream City' Scheduled for Supply

Large-scale apartment complexes offer differentiated advantages in various aspects due to their size and characteristics. Complexes with over 1,000 households generally feature well-equipped community facilities, landscaping, and living infrastructure, providing residents with higher satisfaction. Additionally, large complexes benefit from reduced management fees, and as the number of residents increases, surrounding commercial facilities and transportation infrastructure tend to develop, significantly enhancing residential convenience. However, recently, the supply of large-scale apartments in the metropolitan area has relatively decreased, increasing their scarcity.


In this context, a large-scale private rental apartment project with 1,902 households is planned to be supplied in Ssangryeong District, Ssangryeong-dong, Gwangju-si, Gyeonggi-do. Gyeonggi Gwangju Station Dream City will be developed in Block 2 of Ssangryeong District, within walking distance from Gyeonggi Gwangju Station on the Gyeonggang Line. It will consist of 12 buildings, ranging from 2 basement floors to 35 above-ground floors. Various unit sizes will be offered, from 59㎡ to 100㎡.


Gyeonggi Gwangju Station Dream City boasts excellent transportation conditions, allowing quick access to major nearby cities such as Seoul Gangnam and Pangyo via Gyeonggi Gwangju Station on the Gyeonggang Line. The GTX-D line is planned for Gyeonggi Gwangju Station in the future, promising even greater transportation convenience. Furthermore, due to station area development projects, surrounding commercial facilities are well established, maximizing everyday convenience.


Moreover, in the Ssangryeong-dong area, the Ssangryeong Park development project is underway. Starting from March 2025, Lotte Construction will begin building a large-scale park, providing residents with a pleasant natural environment. The establishment of the (tentatively named) Ssangryeong Middle School, long desired by local residents, is also planned.


There are also advantages to private rental housing. Unlike general sale apartments, private rental housing has high accessibility as it does not require various eligibility criteria such as subscription savings accounts, income requirements, or homeownership status. Anyone aged 19 or older can sign a contract and move in, broadening housing opportunities. Rent is set lower than the surrounding market prices, reducing long-term cost burdens, and residents can live stably for up to 10 years, which is a significant benefit. Especially, residents can enjoy the latest finishing materials and high quality from branded construction companies typical of new apartments, while being free from tax burdens such as acquisition tax, greatly reducing the burden on actual residents.


Additionally, private rental housing guarantees stable residence without issues like deposit increases demanded by landlords, and minimizes disputes during contract renewals. It also offers priority benefits during conversion to sale, and members can check the confirmed sale price in advance when recruiting members, allowing for potential capital gains. Lease deposit loans of up to 80% are available, reducing initial financial burdens, and there are no restrictions on transfer or assignment, enabling flexible subleasing.


Meanwhile, Gyeonggi Gwangju Station Dream City plans to open a housing promotion center in December and begin recruiting members. To ensure smooth and comfortable consultations, it will operate by prior reservation.
