Expert Lecture on "Estimation of Maintenance Project Contributions and Feasibility Analysis"
Also Held 2030 Seoul Metropolitan City Urban Residential Environment Maintenance Basic Plan Briefing

Songpa-gu (Mayor Seo Gang-seok) announced that on the 11th at 2 PM, it held the ‘Songpa-gu Maintenance Project Union Presidents and Executives Training’ at the Songpa-gu Office large conference room.


The district holds this training annually for union presidents and executive members of promotion committees involved in housing maintenance projects within the district, as part of the core project of the 8th elected administration, ‘Rapid Promotion of Reconstruction and Redevelopment.’


This training invited Kim Jong-il, a certified appraiser and expert in urban maintenance projects, to give a lecture titled ‘Estimation of Maintenance Project Contributions and Feasibility Analysis’ to provide practical assistance during the project promotion process.


The lecture covered ▲ Maintenance projects and feasibility analysis ▲ Estimation of sales revenue ▲ Estimation of existing asset value ▲ Estimation of maintenance project costs ▲ Estimated proportional rates and individual contribution calculations ▲ Q&A session.


In particular, based on the instructor’s extensive field experience and expertise, the lecture provided an in-depth analysis of project budgeting and financial aspects.

Additionally, practical methodologies necessary for promoting housing maintenance projects were presented. Detailed explanations were given on how to calculate estimated contributions required for union member consent during union establishment and management disposition plans, as well as the timing of such calculations, enhancing understanding of the projects.


Following this, the ‘2030 Seoul Metropolitan City Urban and Residential Environment Maintenance Basic Plan Briefing’ was also conducted. Key policy directions of Seoul’s maintenance projects were shared, including the introduction of project feasibility adjustment coefficients, recognition of current floor area ratios, relaxation of floor area ratio standards in Type 1 and 2 general residential areas and semi-industrial areas, and easing of public contribution rates.


Through this training, the district aimed to provide solutions to problems arising from complex legal interpretations during the promotion process, conflicts of interest among union members, and complaints from adjacent areas, while offering the latest information on maintenance projects to minimize trial and error and project delays.


Currently, Songpa-gu is promoting residential environment improvement projects throughout the area, including 34 reconstruction sites, 13 street housing maintenance projects, and 9 redevelopment sites.


Seo Gang-seok, Mayor of Songpa-gu, stated, “To accelerate housing maintenance projects, it is essential to prevent conflicts within organizations, which are major obstacles to project promotion, and to resolve organizational disputes. Through this training, we will strengthen the expertise of union executives promoting redevelopment and reconstruction projects and actively support the rapid advancement of reconstruction projects in Songpa-gu.”
