Passed Seoul Small-scale Housing Maintenance Integrated Review
'Redevelopment' Daejo 1st District and Adjacent Areas

A total of 1,363 Moa Housing units will be built in Daejo-dong, Eunpyeong-gu, Seoul.


On the 12th, the Seoul Metropolitan Government announced that the 'Eunpyeong-gu Daejo-dong 89 Area Moa Town' passed the integrated review at the 17th Small-scale Housing Maintenance Integrated Deliberation Committee held on the 11th.

The target site (area 42,685.6㎡) had an aging building rate of 78%, a semi-basement housing rate of 60%, and poor residential conditions due to a lack of infrastructure such as parking lots, making redevelopment highly necessary. After being selected as a Moa Town target site in 2022, it went through resident briefings, prior consultation with city experts, and resident inspection procedures before being submitted for review.


Following this integrated review, the Moa Town management plan was finalized, and three Moa Housing sites with a total of 1,363 households (including 335 rental units) are expected to be supplied. This is an increase of 647 households from the existing 716 households.


The city plans to improve the residential environment by planning a community street linked to the nearby ‘Daejo 1st District Housing Redevelopment Maintenance Project’ (around Daejo-dong 88 and 89). Along Yeokmallo (20m), a sidewalk-type street activation facility will be installed. It will also provide insufficient rest and leisure spaces such as small parks.


Additionally, the land use zone will be upgraded from Type 2 (up to 7 floors) to Type 3 General Residential Area, maintaining the existing streets and promoting block-level Moa Housing projects. It will be designated as a special architectural zone, and a Moa Housing design guideline will be developed.


The city explained, “The target site is conveniently accessible to Yeonsinnae Station, Gusan Station, Bulgwang Station, and Yeokchon Station, and is adjacent to the Daejo 1st District redevelopment project, providing an excellent living environment. Also, being located in the school districts of Daejo Elementary School and Dongmyeong Girls' High School, it is expected that safe pedestrian spaces will be created once the Moa Town development is completed.”
