Dongjak-gu Develops Premium Residential and Office Complex on Heukseok Stormwater Pump Station Site

The area near Heukseok Station on Subway Line 9, a prime location, will be developed into high-end residential facilities and office buildings up to 49 stories tall. Dongjak-gu, Seoul (District Mayor Park Il-ha) announced on the 11th that on the 29th of last month, they received a private development proposal for a waterfront mixed-use space utilizing the Heukseok stormwater pump station site from Sori Asset Co., the landowner of the 2-26 Heukseok-dong area.


Through this development, the Heukseok-dong site will feature one office building with 9 basement floors and 35 above-ground floors, and two high-end residential buildings with 9 basement floors and 49 above-ground floors. The office building will house the world's largest cinema on the 2nd and 3rd floors, attract companies related to content, entertainment, and fashion on the upper floors, and install a panoramic Han River observatory on the top floor where visitors can enjoy views of the Seoul skyline and the Han River.


The residential buildings will be constructed as 'hyper-end' luxury residences. Additionally, the entire lower section of the project site will operate as an all-star food court composed of Michelin-starred restaurants, global trend eateries, and nationwide or local popular restaurants, along with a pop-up store street reflecting the latest trends.


The public contribution area will involve undergrounding the aging Heukseok stormwater pump station to enhance disaster prevention performance, and creating parks and cultural facilities above ground. Developments will include the construction of a pedestrian bridge over Hyeonchung-ro connecting the development site and the public contribution area, an octagonal-shaped observatory inspired by Hyosajeong, and a themed park along the Hangang Nadle-gil (beneath Olympic-daero).


Going forward, the district office plans to proceed with the waterfront mixed-use development after conducting feasibility analyses and consultations with relevant departments and agencies regarding compliance with related laws and existing projects, as well as based on the results of the 'Feasibility Study and Basic Plan Establishment for the Relocation of Heukseok Stormwater Pump Station' currently being promoted by the Seoul Metropolitan Government.


District Mayor Park Il-ha stated, “We will transform Dongjak-gu into a city of the highest value by constructing a waterfront park along with high-end office and residential facilities on the Heukseok stormwater pump station site. We will continue to lead changes in the Dongjak-gu map through urban development projects.”
