LH to Supply S-7BL Residential Land in Goyang Changneung New Town

Near GTX-A Line Changneung Station, adjacent to land for elementary, middle, high schools, and kindergartens
Priority supply to excellent companies with pre-sale, purchase agreements, and early permits
Priority supply application and lottery on December 9, contract signing from December 23 to 24

LH to Supply S-7BL Residential Land in Goyang Changneung New Town

Korea Land and Housing Corporation (LH) announced on the 8th that it will supply one residential land lot in the Goyang Changneung New Town public housing district.


The S-7 block being supplied this time has an area of 46,023㎡. The building coverage ratio is up to 50%, and the floor area ratio is up to 160%. Housing units of 60 to 85㎡ or less and over 85㎡ can be constructed. The total number of housing units to be built is 598.


The supply amount is approximately 239.8 billion KRW, which is about 17.22 million KRW per 3.3㎡. Payment can be made in installments with interest over 5 years.


The S-7 block will be allocated by lottery, but priority will be given to companies with excellent records in prior (main) subscription, purchase agreements, or early permits. If there are no applicants for priority supply, the lots will be sequentially supplied through a lottery among first and second priority qualifiers.


Priority supply applications will be accepted on the 9th of next month, with the lottery and announcement of winners on the same day. Contract signing will take place on the 23rd and 24th of next month. First and second priority applications will not be accepted after the priority supply deadline. If there are no priority supply applications, first priority applications will be accepted on the 10th, and second priority on the 11th of next month.


The block is located 1.2 km from the planned Changneung Station on the Metropolitan Area Express Railway GTX-A line. Nearby are a waterfront park, kindergarten, and sites for elementary, middle, and high schools.


The Goyang Changneung public housing district is being developed in Wonheung-dong and Donae-dong, Deogyang-gu, Goyang-si, Gyeonggi-do, covering a total area of 7.89 million㎡, with a housing plan for 38,073 units and a population capacity of 91,372.


It is adjacent to the boundary of Mapo-gu and Eunpyeong-gu in Seoul, providing easy access to Seoul. The area has excellent metropolitan transportation conditions with the Seoul-Munsan Expressway, Seoul Subway Line 3 (Wonheung Station, Samsong Station), and Gyeongui-Jungang Line (Korea Aerospace University Station).


The Metropolitan Area Express Railway GTX-A line under construction within the project area and the planned Goyang-Eunpyeong metropolitan railway are expected to improve public transportation access to the city center.
