‘Dongtan Station Dietre The Place Madang’ Scheduled to Open on the 31st

The model house for ‘Dongtan Station Dietre The Place Madang’ is set to open on Thursday, the 31st, drawing attention. The commercial facility, constructed by Daebang Construction, became a hot topic after Samsung SDI confirmed its tenancy last August.


Samsung SDI will occupy the entire office building within ‘Dongtan Station Dietre’ as well as parts of the 1st and 2nd floors of the commercial facility. The office space alone spans approximately 70,771㎡ (about 21,000 pyeong), which is expected to significantly increase the number of workers in the area. The estimated permanent workforce of Samsung SDI is around 2,000 employees, and when including partners, visitors, and the surrounding residential demand, the total demand is expected to exceed 10,000 people.


Additionally, Megabox, the only movie theater in the western station area of Dongtan Station with 7 screens, has also confirmed its tenancy, promising a differentiated commercial district. Since demand is expected to flow in regardless of the time of day, competition to secure a spot in ‘Dietre The Place Madang’ is heating up. Currently, negotiations are underway for the entry of a ‘large brewing pub (planned)’, ‘large cafe and supermarket (planned)’, and ‘beauty & health select shop (planned)’, which is expected to further enhance the influence of this commercial facility.


Recently, with the partial opening of the upper connecting road following the undergrounding of the Gyeongbu Expressway, accessibility to Dongtan Station has greatly improved, which is expected to increase the floating population near the commercial facility. In particular, the commercial facility is located on a key route from Dongtan Station to Yeoul Park, naturally attracting visitor demand.


Centered around the approximately 210-meter-long ‘Madang-gil’, ‘The Place Madang’ houses a total of 191 units densely packed, allowing access from all directions and providing excellent accessibility to the inner shops. Moreover, ‘Madang-gil’ has a straight layout, ensuring good visibility for the inner shops.


The ceiling height of the shops reaches up to approximately 12.2 meters (in some units), allowing for tailored designs to suit various types of businesses.


Recently, the Bank of Korea shifted from a tightening stance that lasted 3 years and 2 months to easing, lowering the base interest rate by 0.25 percentage points, which has further increased buyers’ interest. In addition, the developer plans to offer various benefits such as supporting collateral loans at 3% for 2 years (for some units) and providing a maximum lease period of 3 months, significantly reducing the burden on tenants.


‘Dongtan Station Dietre’ is constructed by Daebang Construction, and the model house will open in the Osan-dong area of Hwaseong City. Meanwhile, subscription for two canceled contracts of ‘Dongtan Station Dietre Prestige’ is also underway. As of Wednesday the 30th, subscription for one unit from the newlywed special supply (canceled contract) is ongoing, and on Thursday the 31st, subscription for one unit from the general supply (canceled contract) will take place.
