HDC Hyundai Development Company is expected to set the sale price of the apartment complex 'Seoul One I-Park' within the Gwangwoon University Station area complex development project, scheduled for sale next month, at 38 to 39 million KRW per 3.3㎡ (pyeong). Although this is higher than the nearby Jangwi New Town, it is considered not to be an excessively high price compared to the recent upward trend in housing prices.
According to the construction industry on the 29th, HDC Hyundai Development Company plans to open a model house and start sales of Seoul One I-Park as early as the 15th of next month. According to the special supply application guide, after the resident recruitment announcement on the 8th of next month, special supply applications will be accepted from the 18th. However, the application schedule may change depending on the sale approval timeline.
According to multiple insiders, the highest sale price for the Seoul One I-Park 국민평형 (standard size, exclusive use area 85㎡) is likely to exceed 1.2 billion KRW. The sale price is expected to be set below 40 million KRW per 3.3㎡. This price is higher than that of 'Jangwi Prugio Radius Park,' which was supplied through redevelopment of Jangwi 6 District last July. The average sale price per 3.3㎡ of Prugio Radius Park was 35.07 million KRW. The exclusive 84㎡ units were sold for between 1.04 billion and 1.211 billion KRW.
The sale price per 3.3㎡ of Jangwi Xi Radiant, redeveloped from the nearby Jangwi 4 District, was 28.34 million KRW. However, on the 6th of this month, an exclusive 84㎡ occupancy right was traded for 1.32 billion KRW. This is an increase of 100 million KRW since it changed hands for 1.21 billion KRW in June.
The industry evaluates that Seoul One’s pricing is reasonable given that it is the central residential space within the Gwangwoon University Station area complex development project. HDC Hyundai Development Company is developing a mixed-use complex including office, commercial, and residential facilities on 150,000㎡ of idle land near Gwangwoon University Station. The company has even announced plans to relocate its headquarters here, showing its commitment to the project's success. It aims to increase the commercial facilities that were lacking in the northeastern part of Seoul and create office spaces to promote regional development. The area is also expected to benefit from transportation improvements such as the Northeastern Light Rail at Wolgye Station (scheduled for 2026), the opening of the Gwangwoon University Station GTX (Metropolitan Express Railway) Line C, and the undergrounding of the Dongbu Expressway.
Seoul One I-Park will consist of six buildings ranging from four basement floors to 47 floors above ground, with 1,856 general sale units sized between 59 and 244㎡. There are also plans for 408 rental housing units. Completion is scheduled for 2028.
Additionally, HDC Hyundai Development Company will recruit residents for the wellness residence in the first half of next year. The wellness residence, consisting of two buildings within the complex site, will have 768 units. The brand name is likely to be 'Wonrosy.'
Although called a wellness residence, 'Wonrosy' is not a senior welfare housing but an apartment. It consists of 70㎡ and 80㎡ exclusive use area types, with interior layouts identical to regular apartments.
Its features include hotel-style services and specialized health-related programs. It offers various healthcare solutions such as health management programs linked with Asan Medical Center’s Preventive Medicine Center, 24-hour fall detection, and biometric signal monitoring. Residents can also enjoy concierge services for airline, leisure, and golf reservations, similar to a hotel. Services such as waste sorting, laundry, cleaning, and meal provision are also available.
An HDC Hyundai Development Company official explained, "There will be no age restrictions so that anyone pursuing a lifestyle aligned with wellness can move in," adding, "We are also considering applying wellness residences in other projects such as Yongsan."
