Amid the heated enthusiasm for so-called 'jubjub' non-priority subscription, a supply has emerged in Cheoin-gu, Yongin, Gyeonggi Province, attracting attention. It is analyzed that a market price difference of about 150 million KRW can be expected. HL D&I Hanla Co., Ltd. announced on the 29th that non-priority subscriptions for some remaining units of 'Yongin Dunjun Station Epyt,' being built in Geumeori, Pogok-eup, Cheoin-gu, Yongin-si, Gyeonggi-do, will be conducted on the subscription home page on the 5th of next month. The announcement was posted on the subscription home page on the 28th, with subscription reception on the 5th, winner announcement on the 8th, and contract on the 9th of next month.


The supply has drawn attention as it comes amid the government's recent discussions on improving the non-priority subscription system. The subscription overheating phenomenon, aimed at market price gains rather than the original purpose of housing stability for the homeless, is occurring. Unlike canceled contracts, non-priority post-subscription applications due to disqualification or contract abandonment are open to anyone aged 19 or older, regardless of residence or home ownership.


HL D&I Hanla Co., Ltd. changed the apartment brand from 'Hanla Vivaldi' to 'Epyt' and sold 'Yongin Dunjun Station Epyt' for the first time in the Yongin area, recording full subscription within the ranking for all unit types except for some units.


Kim (45), a contract holder residing in Cheoin-gu, Yongin-si, said, "Cheoin-gu, Yongin, is expected to have high future value as a semiconductor hinterland residential complex with well-established transportation infrastructure such as highways, so I decided to sign the contract. It is about 100 million KRW cheaper than recently sold complexes, there is no burden on the down payment, and resale is possible before the first intermediate payment, so I am recommending the contract to acquaintances around me."


The sale price of this apartment is 480 million KRW for the 84㎡ A-type, which is 14.17 million KRW per 3.3㎡. According to an analysis by real estate analysis firm Real Estate Info on the 12th of last month, analyzing data from Real Estate R114, the average sale price of 51 apartment complexes (excluding rentals) sold in 31 cities, counties, and districts in Gyeonggi Province from January to August this year was 20.11 million KRW per 3.3㎡. It is about 5.94 million KRW cheaper than the average sale price in Gyeonggi Province (per 3.3㎡). Also, it is the cheapest price among apartments sold in the Yongin area this year, with a difference of up to about 120 million KRW compared to the same area. Resale of the sale rights is possible before the first intermediate payment, and there is no mandatory residence period. It is a complex not subject to the Stage 2 Stress DSR applied from September, so the burden of interest rate points is low.


'Yongin Dunjun Station Epyt' is a large complex with 1,275 households in 13 buildings, consisting of 3 basement floors and up to 29 floors above ground, and will be developed as a landmark apartment in Cheoin-gu, Yongin Special City, a semiconductor city. Various community facilities, resident convenience facilities, and commercial facilities, which are advantages of large complexes, will also be built. Move-in is scheduled for July 2027.

The location conditions are excellent. First, it has a well-connected transportation network. It is a station area within walking distance of Dunjun Station on the Everline light rail. Using the light rail line, it takes about 20 minutes to reach Giheung Station (transfer) on the Suin-Bundang subway line, and from Giheung Station, the Bundang Line can be used to easily access Seoul Gangnam and Bundang and Pangyo in Gyeonggi Province.


When the Jungno 1-49 line passing in front of the complex opens, the travel time to Yongin IC will be greatly reduced, making access to Yeongdong Expressway and the Metropolitan Area 2nd Ring Expressway convenient. The Sejong-Pocheon Expressway (planned) and Pogok IC of the Metropolitan Area 2nd Ring Expressway are close to the complex, and the local road No. 57 (Yongin-Pogok) and Geumeo IC are also scheduled to open. All ICs are within 3 km of the complex, making it a maximum beneficiary complex of the metropolitan transportation network. Also, the nearby metropolitan bus stop provides good accessibility to Seoul via public transportation.


Using local road No. 57 connects the Yongin semiconductor cluster general industrial complex in Wonsam-myeon, where SK Hynix is progressing, and National Road 45, exempted from preliminary feasibility study, connects to the advanced system semiconductor national industrial complex in I-dong and Namsa-eup led by Samsung Electronics. Additionally, the extension of the Gyeonggang Line connecting Gyeonggi Gwangju Station and Namsa Station is actively promoted by Yongin City, so metropolitan accessibility is expected to improve further.


As for educational facilities, Dunjun Elementary School, accessible on foot, is nearby, and Pogok High School, Pogok Middle School, Yeongmun Middle School, Gorim Middle School, Yongin High School, and Gorim High School, which offer special rural admission quotas, are concentrated. The education-specialized apartment is also an advantage. HL D&I Hanla applies the 'Edu Premium' (career exploration program) to this apartment. For resident children in elementary, middle, and high school, AI-based academic aptitude diagnosis is provided, and customized mentoring with a small elite group including Seoul National University students offers consulting on children's learning motivation, study, and lifestyle habits.

In particular, 'Yongin Dunjun Station Epyt' is a semiconductor hinterland residential complex in Cheoin-gu, where the advanced system semiconductor national industrial complex is being established, and it is expected that many consumers will flock to the first-come, first-served sale at a price more than 100 million KRW cheaper than similarly sized units in recently sold complexes."
