The Mokdong 12 Complex in Yangcheon-gu, Seoul, will be transformed into a development with up to 43 floors and 2,788 households. Yangcheon-gu (District Mayor Lee Gijae) is conducting a public inspection of the “Mokdong 12 Complex Reconstruction Project Maintenance Plan Establishment and Maintenance Zone Designation Proposal” and will hold a residents’ briefing session at 2 p.m. on the 29th at Yangcheon Haenuri Town.
The Mokdong 12 Complex (area 127,339㎡) is the sixth reconstruction apartment complex in Mokdong to have its maintenance plan (proposal) disclosed. Applying a floor area ratio of 299.99%, it will be rebuilt from the existing 15 floors with 1,860 households to a maximum of 43 floors with 2,788 households.
The main points include ▲a street-centered residential complex linked with surrounding complexes ▲a park and pedestrian plan to create a pleasant residential environment ▲a maintenance plan for roads adjacent to the complex ▲a harmonious and three-dimensional skyline plan that blends with the surroundings.
Mokdong 12 Complex is adjacent to parks, public offices, Yangcheon-gu Office Station, and the Mokdong central district, offering a residential environment with high levels of commercial, business, and cultural services. It plans to activate living streets through low-rise facility placement considering street characteristics, connection of public pedestrian pathways, and arrangement of neighborhood living facilities linked with general commercial areas.
Additionally, considering the characteristics of schools, parks, and green spaces inside and outside the site, the plan includes safe school routes, pedestrian paths considering parks, and the creation of open spaces to form pedestrian and community networks that communicate with the surroundings. The plan also envisions an open complex with a harmonious three-dimensional skyline and various landscapes through visual corridors that consider urban context and scenery.
The district will conduct a public inspection of the maintenance plan (proposal) until the 18th of next month, collect residents’ opinions, and after hearing the district council’s views and holding advisory meetings for the rapid integrated planning, it plans to apply for the designation of the maintenance zone to the Seoul Metropolitan Government within the year.
Mokdong 12 Complex, completed in 1988 and now 36 years old, passed a safety inspection in January last year. In May of the same year, it submitted a rapid integrated planning proposal and is concurrently proceeding with advisory and maintenance plan drafting procedures.
District Mayor Lee Gijae said, “At this briefing session, we will explain the progress of the Mokdong 12 Complex reconstruction project and the maintenance plan, and collect residents’ opinions for future promotion.” He added, “We will do our best to ensure that reconstruction proceeds swiftly through thorough preparation so that stable housing supply and residential environment improvement can be achieved.”
