Resolving Lease Disputes Including Fair Rent Adjustment, Contract Renewal and Termination, and Key Money Recovery

Mapo-gu, Seoul (Mayor Park Gang-su) has recently been operating the ‘Commercial Rent Fair Trade Counseling Center’ to protect the local commercial district and create a stable business environment for tenants.


As the local economy has been revitalized through the creation of specialized streets such as Hongdae Red Road, Hapjeong-dong Sky Road, and Yeonnam-dong Kkirikkiri Road, the district anticipated an increased burden on tenants due to rent hikes and proactively established the Commercial Rent Fair Trade Counseling Center.


The counseling center provides one-on-one professional consultation services by licensed real estate agents on weekdays from Monday to Friday, 1:30 PM to 5:30 PM, on the 2nd floor of the Mapo-gu Office’s Real Estate Information Division.


The counseling service is available to commercial tenants and landlords located in Mapo-gu.


To improve accessibility, the district also operates telephone counseling services for merchants who find it difficult to visit in person due to business commitments.

The counseling center offers specialized consultations and legal guidance on various commercial lease issues, including appropriate rent adjustments, contract renewals and terminations, drafting commercial lease contracts, key money recovery, and restoration of premises.


Since its launch on July 17, the counseling center has handled a total of 43 consultations. Among these, rent increase adjustment consultations were the most frequent with 23 cases, followed by contract renewal and termination consultations with 8 cases, key money recovery with 5 cases, restoration with 4 cases, and general consultations with 3 cases.


In particular, one merchant who was asked to accept a rent increase of more than 10% was able to clearly understand their rights and obligations through counseling and amicably resolved the issue through negotiation with the landlord.


The merchant expressed gratitude to the counseling center, stating that this service is a great help to local merchants.


Park Gang-su, Mayor of Mapo-gu, said, “The operation of the Commercial Rent Fair Trade Counseling Center will play a significant role in the continuous development of the local commercial district and the protection of tenants’ rights. We will do our best to smoothly resolve commercial lease disputes through the counseling center and create a cooperative environment where landlords and tenants can coexist, thereby sustaining the revitalized vibrancy of the commercial district.”
