As the Bank of Korea decided to lower the base interest rate (from 3.5% to 3.25%), interest in mammoth-scale commercial facilities is increasing. Large-scale commercial facilities often gain high recognition with unique themes and designs compared to typical commercial spaces, becoming regional landmarks. Additionally, with comfortable parking spaces and various key tenants, they can attract foot traffic and serve as a driving force for revitalizing commercial districts.
A representative mammoth-scale commercial facility is ‘Avenue France Pangyo.’ This commercial facility is a European-style shopping mall with a street-type structure stretching 200 meters, densely populated with various key tenants, establishing itself as a regional landmark.
Meanwhile, Daebang Construction’s ‘Dongtan Station Dietre The Place Madang’ model house is scheduled to open at the end of October, drawing attention. ‘The Place Madang’ is a brand introduced by Daebang Construction, expected to offer a new paradigm of urban cultural life with various themes.
‘The Place Madang’ is a mammoth-scale commercial facility with a sales area of approximately 21,231㎡ and a total of 191 units. The main street ‘Madang-gil,’ about 210 meters long, features various themes such as rest and play, creating a unique atmosphere where people can gather and interact in the city.
The most notable point is its location right in front of ‘GTX Dongtan Station,’ which plays a central role in Dongtan 2 New Town, housing both ‘Samsung SDI’ and ‘Megabox,’ securing both hinterland demand and key tenants. The commercial facility is connected to ‘GTX Dongtan Station’ on the ground via the ‘upper connecting road (partially opened)’ following the undergrounding of the Gyeongbu Expressway, naturally attracting users. Additionally, it is adjacent to ‘Yeoul Park’ (approximately 300,000㎡), which sees thousands of visitors daily, and ‘Mirror Pond Park,’ forming a pleasant commercial area.
In the case of ‘Samsung SDI,’ it occupies the entire office facility within ‘Dongtan Station Dietre’ (up to 30 floors) and parts of the 1st and 2nd floors of the commercial facility. The total office area is about 70,771㎡ (approximately 21,000 pyeong), so a spillover effect is also expected. The estimated number of full-time employees is around 2,000, and including visitors, partners, and residents of nearby residential complexes, the hinterland demand is expected to exceed 10,000 people.
Currently, the developer is negotiating with potential tenants such as a ‘large brewing pub (planned),’ ‘large caf? and supermarket (planned),’ and ‘beauty & health select shop (planned).’ If these tenants are confirmed, the commercial district’s attraction power and ripple effects are expected to increase significantly.
The developer also plans benefits such as ‘3% loan interest support for 2 years (for some units)’ and ‘up to 3 months of rent-free period,’ which are expected to greatly reduce the burden on tenants.
The model house is scheduled to open in the Osan-dong area of Hwaseong City.
