Chungjeongno 1 District Near Chungjeongno Station Reborn as a 30-Story Mixed-Use Residential Complex

A Total of 297 Households Planned Including 101 Rental Units
Public Open Spaces and Walkways Around Chungjeonggak Also Included

Chungjeongno 1 District, located between Chungjeongno Station on Lines 2 and 5, will be reborn as a mixed residential complex with up to 30 floors and 297 households.

On the 13th, the Seoul Metropolitan Government announced that it held the 10th Urban Planning Committee’s Redevelopment Project Authorization Subcommittee and approved the revision of the “Chungjeongno 1 Housing Maintenance-Type Public Redevelopment Project” maintenance plan decision and maintenance district designation (draft).


Chungjeongno 1 District is located at 281-11, Chungjeongno 3-ga, Seodaemun-gu, Seoul. It was designated as a maintenance scheduled district in 2009 but was removed from the district due to prolonged project stagnation. It was an area where old houses and neighborhood commercial buildings were mixed, and it was selected as a public redevelopment candidate site in March 2021.


Through this review, the zoning was upgraded from a Category 3 General Residential Area to a Semi-Residential Area, applying a floor area ratio of up to 450%. It will be developed into a mixed residential complex with up to 30 floors and a total of 297 households, including 101 rental housing units. To stabilize youth housing, 54 small units with an exclusive area of 29㎡ are also planned.

In line with the northwest living zone plan and to realize the plan for creating a youth start-up cultural complex in the Sinchon area, public open spaces were included as future strategic sites for the construction of youth support facilities.


Around Chungjeonggak, a 120-year-old Western-style building with high preservation value that will be retained, public open spaces and public pedestrian pathways will be created to also serve as rest facilities.


The building heights will be diversified to create a harmonious skyline with the French Embassy to the north. To secure openness such as urban scenic axes, a shared pedestrian and vehicle pathway (a road where people and cars can coexist) is planned within the project site. This shared pathway will not only improve the urban landscape but also connect Chungjeongno and Seosomun-ro, promoting the revitalization of commercial areas.


Han Byung-yong, Director of the Housing Office at Seoul City, stated, “With the decision on the maintenance plan for the Chungjeongno 1 District public redevelopment housing project, the area around Chungjeongno Station in Seodaemun-gu is expected to bring about a qualitative transformation in the long-neglected and deteriorated residential and urban environment, along with the nearby Mapo 5 District redevelopment project, by providing high-quality housing supply that realizes proximity between residence and workplace in the Chungjeongno area.”
