High Forest Carbon Absorption Rate Reduces Net Carbon Emissions Around Forests and Parks, Enhancing Residential Comfort
As the government declared its carbon neutrality goal for 2050 and officially entered the carbon-neutral era, apartments near green spaces such as forests and parks have recently continued to gain great popularity.
Carbon neutrality refers to reducing emissions caused by human activities and increasing absorption so that the net emissions become '0' in order to prevent the increase of greenhouse gas concentrations in the atmosphere. The main point is to prevent climate change and improve quality of life by balancing carbon emissions, which are considered the main culprit of global warming, with absorption.
An industry insider said, "Among carbon-related statistics, there is something called forest carbon absorption rate, which simply means the amount of carbon absorbed through the surrounding green environment," adding, "Areas with many forests or parks naturally have a high forest carbon absorption rate, resulting in a relatively pleasant climate and residential environment."
Meanwhile, new apartments are scheduled to be supplied in Soha-dong, Gwangmyeong-si, known for its abundant greenery and high forest carbon absorption rate. The focus is on 'Gwangmyeong Useung Hannaedeul La Foret,' the first private sale complex in the Gurumsan District urban development zone in Soha-dong.
According to statistics from the Ministry of Land, Infrastructure and Transport's Carbon Spatial City System, Soha-dong (based on legal dong) is evaluated as the top area in forest carbon absorption rate within the urban area of Gwangmyeong-si.
The data shows that Soha-dong's forest carbon absorption amount is approximately 43.97 million tons (CO2eq), which is higher compared to major residential dense areas in Gwangmyeong such as Haan-dong (about 36.4 million tons), Iljik-dong (31.52 million tons), Gwangmyeong-dong (about 14.48 million tons), and Cheolsan-dong (about 2.81 million tons). Notably, compared to Gwangmyeong-dong and Cheolsan-dong, where urban renewal projects are underway, Soha-dong's absorption rate is more than three times and nine times higher respectively, demonstrating overwhelming comfort.
A real estate official in Gwangmyeong said, "The high forest carbon absorption rate is analyzed to be due to various green environments such as Soha Park centered around Gurumsan Urban Natural Park, which is about three times the size of Yeouido Park," adding, "With this, the regional value and perception of Soha-dong as a residential area are rising, and inquiries about Gwangmyeong Useung Hannaedeul La Foret, which has announced its sale, are already considerable."
Meanwhile, Gwangmyeong Useung Hannaedeul La Foret, boasting such overwhelming comfort in Soha-dong, will be developed on Gurumsan District A4 block with 10 buildings ranging from 2 basement floors to a maximum of 18 floors above ground, consisting of 444 households with exclusive areas of 83 and 93 square meters. All households are medium to large-sized, which is rare in Gwangmyeong-si, and the entire complex features a 4-bay design, also rare in the city.
The complex's strengths include abundant green environments along with comprehensive infrastructure necessary for residential life. In particular, Seo-myeon Elementary School and Anseo Middle School are within walking distance, ensuring safe commuting for young children. Additionally, nearby are prestigious high schools such as Sohago and the Haan-dong academy district, promising an excellent study environment.
The transportation network is also outstanding. KTX Gwangmyeong Station is adjacent, and access to Seoul Metropolitan Subway Lines 1 and 7 is convenient. Surrounding roads include Soha IC, the 2nd Gyeongin Expressway, and the Gangnam Circular Expressway, providing a dense road transportation network. Notably, this allows travel to the Gangnam area within 20 minutes, offering excellent accessibility to Gangnam.
Furthermore, the complex is located close to Gwangmyeong Station within the Gurumsan District, allowing residents to share the rich living infrastructure of the Gwangmyeong Station area, including IKEA, Lotte Mall, Costco, E-Mart, and Chung-Ang University Gwangmyeong Hospital. Nearby, the 3rd New Town, Gwangmyeong-Siheung District, is being developed, expected to create a synergistic effect and increase future value.
More detailed information about Gwangmyeong Useung Hannaedeul La Foret can be found on the official website, and the model house is scheduled to open in October in Seoksu-dong, Manan-gu, Anyang-si, Gyeonggi-do.
