HDC Hyundai Development Company, Hyundai Engineering & Construction, and POSCO E&C are introducing the first project of the second phase, ‘City OCELE 6 Complex,’ in City OCELE Joint 5 Block, Michuhol-gu, Incheon. This complex, with special supply subscription scheduled for the 7th (Monday) of this month, consists of 9 buildings ranging from 2 basement floors to a maximum of 47 floors above ground, with a total of 1,734 households sized between 59 and 134㎡.
The special supply units available for subscription this time include a total of 761 households, accounting for 44% of the total supply volume: △169 households for multi-child families △263 households for newlyweds △131 households for first-time homebuyers △49 households for elderly parent support △149 households recommended by institutions. The number of special supply units by exclusive area is △59㎡ 55 units △75㎡ 116 units △84㎡A 249 units △84㎡B 189 units △84㎡C 121 units △102㎡A 14 units △102㎡B 17 units.
Special supply subscriptions are only available to members of non-homeowner households or non-homeowner household heads (for elderly parent support) as of the initial resident recruitment announcement date, and only one home per household can be subscribed to. According to the 「Housing Supply Regulations」 implemented on March 25, couples can apply for overlapping subscriptions for homes with the same announcement date, and families with two children can apply for the ‘multi-child family’ special supply subscription. For newlyweds and first-time homebuyers, the spouse’s prior special supply winning history before marriage is excluded.
Subscription qualifications require a subscription savings account (subscription deposit, subscription installment savings, comprehensive housing subscription savings) to have been held for 6 months (institution recommendation, multi-child family, newlyweds) or 12 months (first-time homebuyers, elderly parent support), along with meeting the deposit amount criteria by region and area. Since qualification requirements vary by special supply type, it is necessary to check the resident recruitment announcement before applying.
Within City OCELE, ‘City OCELE 6 Complex’ boasts an excellent location. It is a station-area complex within walking distance of Hakik Station (planned) on the Suin-Bundang Line. The Suin-Bundang Line connects Gangnam-gu Office, Apgujeong Rodeo, Suseo, and other Seoul Gangnam areas as well as Suwon, Bundang, and Pangyo without transfers, and it links with many lines operating in the metropolitan area, enabling convenient travel to Seoul and the metropolitan region.
Additionally, Songdo Station on the Suin-Bundang Line, just one stop from Hakik Station, is scheduled to open the Incheon-origin KTX, allowing travel to Busan in about 2 hours and 30 minutes and to Mokpo in about 2 hours and 10 minutes. Furthermore, Songdo Station will also be connected to the Wolgot-Pangyo Line (Wolpan Line), which links the southern metropolitan area east to west from Siheung Wolgot to Seongnam Pangyo, enabling travel to Pangyo in approximately 30 minutes.
The transportation network by car is also excellent. Near the complex is the Neunghae IC on the 2nd Gyeongin Expressway, along with the Metropolitan Area 2nd Ring Expressway (between Incheon and Gimpo), Incheon Bridge, Incheon-daero connecting to Gyeongin Expressway, and Aam-daero connecting to the 3rd Gyeongin Expressway, providing a comprehensive and accessible wide-area transportation network.
Living conditions are also notable. Residents can walk to ‘Star OCELE,’ a commercial, cultural, and business district planned within City OCELE. Star OCELE will feature large-scale commercial facilities, a cinema, and various lifestyle and cultural facilities including the Incheon Museum Park.
Moreover, a pedestrian walkway (Link OCELE) connecting the complex to Museum Park and Star OCELE will be developed as a specialized walking path along a forest trail, offering a pleasant strolling experience.
The differentiated product features also attract attention. The layout is mainly south-facing with a 4Bay slab-type design to enhance daylighting, and with a maximum height of 47 floors, some units offer ‘green views’ of Munhak Mountain and ‘ocean views’ of the West Sea. A low building coverage ratio of about 12% and a wide spacing of up to approximately 160 meters between buildings ensure a comfortable living environment.
The sale prices are also considered competitive. The 59㎡ units start from 405.8 million KRW, 84㎡ units from 569.4 million KRW, and 102㎡ units from 715.7 million KRW. Considering that nearby City OCELE 3 Complex 84㎡ units recently traded around 670 million KRW and City OCELE 4 Complex 101㎡ units traded between 720 and 730 million KRW, these prices are competitive. Additionally, the contract deposit is set at 5%, with the first installment at 10 million KRW, significantly reducing the burden on buyers.
The subscription schedule begins with special supply on October 7 (Monday), followed by 1st priority on the 8th (Tuesday), and 2nd priority on the 10th (Thursday). The announcement of winners will be on the 17th (Thursday), and the official contract signing for winners will take place over five days from the 29th (Tuesday) to November 2 (Saturday). Subscription eligibility is granted to residents of Incheon and the metropolitan area who have held a subscription savings account for more than 12 months and meet the deposit amount criteria by area and size. Homeowners and household members can also apply.
A sales official stated, “Premiums have been added mainly to previously sold complexes within City OCELE, and satisfaction among residents of the completed 1st Complex is high, which led to significant interest with many people visiting the model house at the time of opening. Given the high satisfaction with location, product, and price, we expect good results in the upcoming subscription.”
The City OCELE 6 Complex model house is located near the maintenance complex intersection on Aam-daero, Michuhol-gu, Incheon, and the move-in is scheduled for April 2028.
