The announcement of the ‘8.8 Supply Measures’ is expected to overheat the subscription market. Previously, only owners of a single house with a net floor area of 60㎡ or less and a publicly announced price of 160 million KRW (100 million KRW in provincial areas) or less were considered non-homeowners. However, from November, this will change to those with a net floor area of 85㎡ or less and a publicly announced price of 500 million KRW (300 million KRW in provincial areas) or less. The industry expects a large influx of single homeowners of non-apartment properties such as villas into the subscription market.
As a result, the proportion of middle-aged people with high scores winning in the subscription market is increasing, and younger generations with relatively low scores are expected to be placed at a more disadvantageous position in future subscription markets.
According to the Korea Real Estate Board, among the total 1,470 winners of apartment subscriptions in Seoul in July, those aged 30 or younger accounted for 705 people, or 48.0%. This is the lowest proportion of those aged 30 or younger since July 2023 (45.4%). On the other hand, the proportion of winners in their 40s was 35.0%, the highest in 2 years and 7 months since December 2022 (39%), and the proportion of those in their 50s has recorded double digits since June this year.
Meanwhile, before the government measures take effect in November, HL D&I Hanla is attracting attention by offering ‘Mapo Effit Urbanic’ for sale in the Ahyeon-dong area of Mapo-gu, Seoul, in October. This complex is an urban maintenance-type redevelopment site, designed as an apartment complex with 2 buildings ranging from 5 basement floors to 24 above-ground floors, consisting of 198 units (net floor area 34~46㎡) and 209 officetel units (net floor area 42/59㎡).

Winners will be announced on Wednesday, October 16, and official contracts will be conducted over three days from Sunday, October 27 to Tuesday, October 29.
The 59㎡ net floor area residential officetel features a 3-bay 2-room layout, with two bathrooms, a U-shaped kitchen, a separate laundry room, and a pantry. Notably, it is the first officetel in Seoul to have balconies, with ceilings 20cm higher than typical officetels to maximize openness, and appliances, furniture, and sliding doors are provided free of charge.
‘Mapo Effit Urbanic’ also draws attention with its specialized community facilities and rooftop. On the rooftop located on the top floor, residents can enjoy BBQs with friends, family, and acquaintances while admiring the sky view. Various facilities such as dining areas, pet playgrounds, kids’ play zones, a fireplace & lounge, and a standing lounge will be available.
On the second floor above ground, residents can find Cafe Greenhouse, Cocoon Cafe, Healing Garden, Refresh Lounge, Relax Lounge, and Study Cafe. The second basement floor houses diverse community facilities including a fitness center, GX room, golf club, table tennis room, dance room, locker rooms, and shower rooms.
The transportation environment and living infrastructure are excellent. ‘Mapo Effit Urbanic’ is located just a 2-minute walk from Aeogae Station on Subway Line 5, making it a prime station-area complex. Gongdeok Station, a transfer station for Subway Lines 5 and 6, Gyeongui-Jungang Line, and Airport Railroad, is just one stop away. Through public transportation, key business districts such as Yeouido, Gwanghwamun, and Yongsan can be reached within 20 minutes. Nearby are Mapo Gongdeok Market, Seoul Western District Court, Gongdeok Sodam-gil, Baekbeom Kim Gu Memorial Hall, Ssangryongsan Neighborhood Park, and Manri Reservoir Park, providing abundant living infrastructure.
