HDC Hyundai Development, Gwangwoon University Station Area Brand 'Seoul One' Confirmed... Apartment Sale in November

'Seoul One I-Park' up to 47 floors, 59~244㎡ 1,856 units
Mixed-use site consists of residential facilities and street mall
Direct operation of 2 premium wellness residence buildings

HDC Hyundai Development Company has finalized the brand name for the Gwangwoon University station area project as 'Seoul One' and will begin the sale of the apartment complex 'Seoul One I-Park' this November.

Seoul One signifies a vast circle encompassing life. It represents a sustainable city where all elements of life are fully integrated within a 1 km radius, embodying the future value of Seoul. It is a large framework where work, residence, culture, and relaxation are naturally connected.


HDC Hyundai Development Company is developing Seoul One over an area of approximately 150,000㎡, including residential spaces, hotels, shopping malls, and offices. Seoul One is divided into mixed-use land consisting of residential facilities and street malls, and commercial land comprising offices, hotels, and commercial facilities. The residential facilities will be built on a site of about 77,722㎡, consisting of a total of 3,032 households including apartments, public rental housing, and residences.

The apartment complex 'Seoul One I-Park,' located on the mixed-use land, will consist of 6 buildings ranging from 4 basement floors to 47 floors above ground, with 1,856 households ranging from 59 to 244㎡ in exclusive area, and is scheduled for sale in November. The number of households by area is composed of 20 units of 59㎡, 96 units of 72 and 74㎡, 672 units of 84㎡, 176 units of 91㎡, 336 units of 105㎡, 176 units of 112㎡, 336 units of 120㎡, and 44 units of 143 to 244㎡P.

'Seoul One I-Park' is a branded complex supplied to Nowon-gu, where no new supply has been made for five years, offering excellent educational environments and a pleasant residential environment in the city. Hancheon Elementary School, assigned at the time of move-in, is within walking distance, and prestigious schools in the Gangbuk area such as Daejin High School and Seorabeol High School are nearby. The Junggye-dong academy district is also adjacent, boasting an outstanding educational environment.


Gwangwoon University Station, adjacent to the complex, offers transportation access not only to the existing Line 1 but also Lines 6 and 7. Furthermore, the GTX-C line is planned to be newly established, and once opened, the Gwangwoon University Station to Gangnam (Samseong Station) section will be connected in just 9 minutes. Road access is also excellent via Dongbu Expressway and the Internal Circulation Road. Nearby, residents can enjoy a pleasant living environment with proximity to Jungnangcheon Stream, Yeongchuksan Mountain, Hancheon Neighborhood Park, and Jungnangcheon Waterfront Park.


'Seoul One I-Park' incorporates HDC Hyundai Development Company's expertise in station area development and specialized design. A smart community system will be established, integrating open terraces, robot delivery, and urban farm-to-table concepts to create a smart complex. Public land will also include convenience facilities for local residents such as a cultural hub library and a youth career center.


Direct Operation of Premium Wellness Residences and Street Mall

Excluding the apartments, two buildings will be premium wellness residences directly operated by HDC Hyundai Development Company. They will provide services including meals, housekeeping, and concierge, differentiated from typical serviced residences. HDC Hyundai Development Company will also directly own and operate the street mall along with the residential facilities on the mixed-use land.


To develop and apply diverse lifestyles, active collaboration with external brands is being pursued. Last month, a business agreement was signed with Seoul Asan Medical Center to develop customized healthcare service programs within the Gwangwoon University station area development site. HDC Hyundai Development Company plans to operate preventive medicine-centered healthcare programs within the premium wellness residences.

Earlier in March, an MOU was signed with Snow Peak Korea for joint content development for the urban green village, one of the project's core concepts. In May, an MOU was also signed with Korea University for lifelong education in the local community and youth career development. Various business agreements with companies and institutions are expected to expand during the Seoul One project implementation process.


An HDC Hyundai Development Company official stated, “Since we pursue the value of encompassing all elements of life within a 1 km radius, we plan to present customers with a premium residential space never seen before through Seoul One I-Park. Especially as a residential facility that can fully enjoy the benefits of the Gwangwoon University station area development, we hope it will become a landmark complex representing Seoul in the future.”
