The popularity of complexes securing unobstructed views in the real estate market is rising. In particular, the future value of apartments located near and overlooking rivers, lakes, or the sea?so-called ‘waterfront’ locations?is gaining attention.
In fact, high-floor units with views in the 135-type exclusive area of Lake Palace in Songpa-gu, adjacent to Seokchon Lake, are priced about 700 million KRW higher than lower floors, asking around 3.7 billion KRW. Complexes around Central Park Lake in Songdo, Incheon, also command a premium of at least 100 to 200 million KRW for their views.
‘View rights’ apartments are also popular in the subscription market.
Last year, ‘Eco City Hanyang Sujain The Destin’ in Jeonju recorded a record-high subscription competition rate of 85 to 1, highlighting its location near Sebyeong Lake with water access and views. ‘The Sharp Ochang Prestige’ also saw a peak competition rate of 44 to 1 due to its advantage of overlooking Ochang Lake Park. Additionally, ‘Songdo Xi Punggyeongchae Grand Noble’ recently sold out 100% of all units as it emerged as a waterfront view complex in Songdo.
An industry insider stated, “According to the 2024 real estate trend report, after apartment sale prices and market price appropriateness (ranked first), location and views ranked second in importance as factors considered when deciding to purchase a home. Having good views means enjoying beautiful scenery from the living room along with a green premium created by nearby pleasant and healing natural features such as rivers or lakes.”
In October, the premium apartment ‘Centum Park SK View,’ which secures views of the Suyeong River from most units, is scheduled for sale. Developed by Woori Asset Trust and constructed by SK Ecoplant, the complex consists of three buildings ranging from two basement floors to a maximum of 29 floors above ground, with 309 units of 74㎡ and 84㎡A·B exclusive areas, along with neighborhood living facilities.
All units feature a 4-bay cross-ventilation design, allowing residents to enjoy unobstructed views of the Suyeong River. In particular, the 84B type maximizes the viewing environment with a three-sided open-plan specialized design. Residents can also enjoy leisurely walks or exercise with friends and family at Suyeong Environment Park, Suyeong River, and the Suyeong Riverside Trail.
The Suyeong River area is undergoing modernization of the Suyeong Sewage Treatment Facility, Busan’s first sewage treatment plant. The outdated facility, which has been in operation for 35 years, will be relocated underground, and by 2032, eco-friendly large parks and sports facilities will be developed in the upper vacant space.
Additionally, the complex layout mainly faces south and east, and includes features such as pantries and large dressing rooms. Specialized community facilities include a fitness center, golf practice range, kids lounge, kids station, daycare center, children’s playground, reading room, and rooftop garden.
Convenient transportation is expected with the opening of the ‘Mandeok-Centum Underground Expressway’ in 2026, connecting 9.62 km underground between Mandeok in Buk-gu, Busan, and Centum in Haeundae, greatly improving accessibility from the eastern Busan Centum area to the western Busan Mandeok-dong area. Roads such as Jwasuyeong-ro, Beonyeong-ro, Suyeong Riverside Road, and the Wondong IC are also easily accessible.
A sales official said, “This complex is attracting attention as a view-specialized complex, one of the most important factors in forming apartment premiums. It is expected to become a landmark where residents can enjoy views of the Suyeong River area and a pleasant green premium.”
Meanwhile, the model house for ‘Centum Park SK VIEW’ is located near Costco in Mangmi-dong, Suyeong-gu, with move-in scheduled for the first half of 2028.
