The Most Expensive Complex Sold This Year is 'Nine One Hannam'... Songpa-gu Tops in Transaction Volume

Nine One Hannam Sold for 22 Billion Won in July
Songdo and Pangyo Strong Outside Seoul

The most expensive apartment sold in Seoul this year was 'Nine One Hannam' located in Hannam-dong, Yongsan-gu, Seoul. In terms of transaction volume, Songpa-gu had the highest in Seoul, while Hwaseong-si and Seo-gu led in Gyeonggi and Incheon, respectively.

On the 16th, real estate platform Zigbang analyzed the actual transaction data from the Ministry of Land, Infrastructure and Transport and found that among Seoul apartments from January to September this year, the highest sale price was recorded at Nine One Hannam. In July, a unit with an exclusive area of 273㎡ was sold for 22 billion KRW. The previous highest sale price was also at Nine One Hannam, with a unit sold for 20 billion KRW in June. Following were Acro River Park in Banpo-dong, Seocho-gu (18 billion KRW), Acro Seoul Forest in Seongsu-dong, Seongdong-gu (14.5 billion KRW), and Hannam The Hill in Hannam-dong, Yongsan-gu (12 billion KRW).


In the Gyeonggi and Incheon regions, Songdo and Pangyo drove up sale prices. The top was 'The Sharp Central Park 2nd' located in Songdo-dong, Yeonsu-gu, Incheon, where a 291㎡ unit was sold for 4.4 billion KRW in July. The second highest was also in Songdo: 'Songdo The Sharp First World' in Songdo-dong, where a 245㎡ unit changed hands for 4.2 billion KRW in March. The 3rd to 5th places were taken by 'Pangyo Prugio Granble' in Pangyo New Town, Gyeonggi. Units of 140㎡ were sold for 3.97 billion KRW (July), 3.95 billion KRW (August), and 3.9 billion KRW (July), respectively.


In Seoul, the apartment price range with the highest transaction proportion was over 900 million KRW to 1.5 billion KRW (33.4%, 13,153 out of 39,369 cases), while in Gyeonggi and Incheon, the price range over 300 million KRW to 600 million KRW accounted for the largest share at 45.8% of total transactions (48,817 cases).

In Seoul, Songpa-gu had the highest number of sales transactions with 2,995 cases. Zigbang analyzed, “Songpa-gu has large-scale complexes such as 'Helio City' and 'Park Rio', and demand is concentrated from those aiming to move to higher-tier areas following Gangnam and Seocho-gu.” Next were Nowon-gu (2,892 cases), Gangnam-gu (2,445 cases), Gangdong-gu (2,443 cases), and Seongbuk-gu (2,123 cases). Zigbang explained, “Nowon-gu transactions were mainly in complexes under 600 million KRW with good living environments, and in Seongbuk-gu, 55.4% of transactions were in the 600 million to 900 million KRW range, mainly in older or semi-new buildings.”


In Gyeonggi, Hwaseong-si recorded the highest transaction volume with 6,714 cases. Notably high were ‘Byeongjeom Station I-Park Castle’ (89 cases), ‘Hwaseong City Hall Station Seohee Star Hills 4th Forest Village’ (86 cases), and ‘Dongtan Si Bedaeun Village World Meridian Bando Ubora’ (81 cases). Byeongjeom Station I-Park Castle is a station-area complex near Byeongjeom Station, and expectations for the extension of the GTX-C line (Great Train Express) in the metropolitan area contributed to its record high price last month. The second highest transaction volume in Gyeonggi was Namyangju-si (4,232 cases), led by ‘Dasan Prugio’ and ‘Dasan e-Pyeonhan Sesang Xi’ in Dasan New Town. Following were Siheung-si (4,075 cases), Pyeongtaek-si (3,965 cases), and Gimpo-si (3,777 cases).


In Incheon, Seo-gu (4,822 cases), Yeonsu-gu (3,597 cases), and Bupyeong-gu (3,234 cases) had the highest transaction volumes. These were mainly large complexes located near subway stations or clustered with schools and convenience facilities.
