Top Preference for 'Community-Focused' Housing Types
Highest Price Transaction of 2009 Daegu Apartment with Full Community Facilities

As preferences for community facilities have increased in the recent housing market, apartment complexes are creating community facilities that more specifically cater to the needs of consumers.

According to the 'Real Estate Trend 2024' report released by the Korea Gallup Survey Institute on the 14th, among the types of housing people want to live in (multiple selections allowed), the top five factors were ▲landscape specialization (30%) ▲luxury interior (29%) ▲health specialization and smart homes (27%) ▲community specialization (25%). In particular, smart homes and community-specialized housing were highly preferred by those aged 20 to 34.


Reflecting this trend, recently launched apartment complexes are creating more segmented community facilities. In the past, community facilities generally consisted of playgrounds, senior centers, reading rooms, and fitness centers, but recently they have expanded to include guest houses, sky lounges, and more.


'Sanseong Station Heriston,' which was launched in July in the Sujeong-gu area of Seongnam-si, Gyeonggi Province, offers services such as welcome meals, swimming pools, kids & mom classes, home kit rentals, and smart guides within the complex. It recorded a competition rate of 30.57 to 1 for first-priority applicants. The popularity of community facilities is also valid in provincial areas. 'Lael S,' launched in May this year in the Sinjeong-dong area of Nam-gu, Ulsan, features guest houses, indoor swimming pools, a book cafe, and private cinema spaces. As a result, it was sold out in about two months, which is unusual for the region.

Various community facilities will also be created in apartment complexes to be supplied in the future. The 'e-Pyeonhansesang Myeongdeok Station First Mark' complex, to be supplied in September in Daemyeong-dong, Nam-gu, Daegu, will include a lounge cafe as a resting place for residents, an indoor golf practice range for residents' health, sports courts where children can exercise healthily, a kids station for safe commuting to and from school, an indoor playground called Kids Lounge, as well as study lounges, private study rooms, office rooms, and guest houses.


In the same month, 'Uijeongbu Lotte Castle Naribaek City,' being built in the Geumo-dong area of Uijeongbu-si, Gyeonggi Province, will provide not only various community spaces but also discount benefits from Lotte Group affiliates exclusively for residents and health promotion services at Bobath Hospital operated by the Lotte Medical Foundation. Doosan Construction plans to launch 'Doosan We’ve The Central Bupyeong' through the Samsan Daebo Apartment District housing reconstruction and redevelopment project in Samsan-dong, Bupyeong-gu, Incheon, in October. This complex is also reported to have secured about 30% of the site area as landscaping space, in addition to providing various community spaces.


Well-equipped community facilities like these also act as factors that increase the value of the complex in the future. 'Doosan We’ve The Zenith,' located in Beomeo-dong, Suseong-gu, Daegu, which residents moved into in December 2009, offers guest rooms, swimming pools on each line, shopping facilities, and more, allowing residents to enjoy various cultural activities within the complex. According to the Ministry of Land, Infrastructure and Transport’s actual transaction price data, it was traded at the highest price in Daegu this year at 2.65 billion KRW (March, exclusive area 204㎡).
