Amid the recent market downturn, the keyword 'stability' has emerged as the most important factor when investing in income-generating real estate, and commercial space sales offering stable income and operation through various financial benefits are attracting investors' attention.

Additionally, financial benefits such as a planned 5% annual interest support on the down payment are drawing attention, and the remaining units of the 'Goyang Janghang Brand Mall Sigan (時間)' are being sold on a first-come, first-served basis.


Real estate experts advise, "Commercial facilities with exceptional financial benefits ultimately allow investors to enjoy the effect of purchasing at a lower cost," and add, "It is important to proceed with commercial facility investments after carefully considering whether stable income can be secured."


Meanwhile, Bando Construction's landmark large complex 'Goyang Janghang Kaibeu Yubora' in Goyang Janghang District is attracting attention as its in-complex branded commercial facility 'Sigan (時間)' offers various financial benefits.


First, 'Sigan (時間)' applies a planned 5% annual interest support on the down payment. This financial benefit supports interest equivalent to 5% annually for about four years from the month following the contract until the month before completion, alleviating the burden on investors whose down payments are tied up for a long period. Furthermore, stability is enhanced through various specialized strategies such as the master lease (5-year guaranteed income plan) and the Safe Lease Support Program (planned), with plans to revitalize the commercial area.


It also boasts highly competitive key tenants. By composing a trendy yet lifestyle-close MD lineup including a large bookstore, select dining, kids content, and CAR detailing shops, it plans to reduce uncertainty and maximize profitability. Moreover, these key tenants will be directly operated to further strengthen stability.


'Sigan (時間)' is located in Janghang-dong, Ilsandong-gu, Goyang-si, Gyeonggi-do, and is developed on a total floor area of approximately 41,314㎡, spanning from one basement floor to two above-ground floors. Based on the concept of "a place where people stay, enjoy time, and become a time-space," it embodies the meaning of time completed through the meeting of people and space (commercial facilities). It will be the largest mixed-use complex within the Goyang Janghang District and is expected to emerge as a complex cultural space at the gateway to Ilsan Lake Park.


Centered on a large fixed demand from the complex, it also has abundant hinterland demand. 'Sigan (時間)' houses the fixed demand of the large complex 'Goyang Janghang Kaibeu Yubora,' which consists of 1,694 households. Additionally, demand from residential complexes totaling about 11,000 households in the Janghang District is anticipated. Considering the annual approximately 6 million visitors to the year-round Ilsan Lake Park and about 35 million floating population based on KB LiveOn and KB Card big data, a broad hinterland demand can be expected in the future.


'Goyang Janghang Kaibeu Yubora' is a complex that has attracted investment demand aiming to preempt high future value, benefiting from three major developments in Goyang City: the GTX-A line, first-generation new town reconstruction, and the renovation of Ilsan Lake Park. It also boasts a unique location advantage as the only complex in Goyang Janghang District with partial views of Ilsan Lake Park and the Han River, and is surrounded by development projects such as Ilsan Techno Valley and Goyang Broadcasting Video Valley, offering excellent proximity to workplaces.

The apartment complex consists of six buildings ranging from four basement floors to 49 above-ground floors, with units of 84, 99, and 170㎡, totaling 1,694 households. Despite the real estate market downturn, it caused a subscription frenzy with 10,105 applications for first-priority subscriptions alone and is currently selling some remaining units on a first-come, first-served basis.


Meanwhile, the model house for 'Sigan (時間) & Goyang Janghang Kaibeu Yubora' is located in Siksadong, Ilsandong-gu, Goyang-si, Gyeonggi-do, with occupancy scheduled for July 2028.
