One-Stop Infrastructure Enjoyed in One Place, 'Inchang Centreville Inderfore' Attracts Attention

The popularity of one-stop infrastructure apartments, where various facilities such as education, leisure, transportation, and work are all concentrated nearby, is increasing day by day.

These complexes have high satisfaction when lived in, and based on their strong preference, demand is solid, making liquidity excellent. Based on this, they show strong price resilience during downturns and remarkable price increases during booms.

In fact, according to the Ministry of Land, Infrastructure and Transport’s real transaction price disclosure system, the representative leading complex in Gwanggyo New Town, Suwon, Gyeonggi Province, ‘e-Pyeonhansesang Gwanggyo’ with an exclusive area of 100㎡ recorded a new high price for that size by being traded at 1.525 billion KRW on August 16. It is an ultra-school zone apartment adjacent to Sanui Elementary School, located in the station area of Gwanggyo Jungang Station on the Shinbundang Line, and offers one-stop infrastructure where Gwanggyo Lake Park, Galleria Department Store, Lotte Outlet, and Gyeonggi Provincial Government are all within walking distance.

The same applies to the pre-sale market. According to the Korea Real Estate Board’s subscription website, in July, the ‘Dongtan Station Daebang Elyum The Signature’ in Dongtan 2 New Town, Gyeonggi Province, recorded a competition rate of 626.99 to 1 with 116,621 applicants for 186 general sale units in the first priority subscription. The infrastructure, including Dongtan Kindergarten (public) right in front, Dongtan Elementary School, Isan Middle and High Schools nearby, GTX and SRT Dongtan Station, Lotte Department Store, and Dongtan Yeoul Park, was cited as a popular factor.

In particular, the industry expects the importance of one-stop infrastructure to increase further in the future. With the 30s and 40s generation emerging as the core demand group in the housing market recently, the emphasis on convenience of life is expected to maintain preference for one-stop infrastructure.

Among them, Dongbu Construction Co., Ltd.’s ‘Inchang Centreville in the Foret’ under construction in Guri City, Gyeonggi Province, is attracting high interest as a place where one-stop life realization is possible with an excellent location.

Located right in front of Geonwon Elementary School, it offers a safe commuting environment as an ultra-school zone, and has an excellent educational environment with schools and academies such as Donggu Middle School, Inchang Middle and High Schools, and Guri Middle and High Schools nearby.

Also, with Inchang Central Park spanning about 85,000㎡ nearby, residents can enjoy a forest zone life, and Guri City Sports Park, Jangja Lake Park, Geombae Neighborhood Park, and Guri Hangang Citizen’s Park are also close, providing a pleasant environment. Various convenience facilities such as Lotte Department Store, Lotte Outlet, Hanyang University Hospital, Hyundai Outlet, Guri Agricultural and Marine Products Wholesale Market, Guri City Hall, and Guri City Inchang Library are densely located.

The double station area transportation environment also draws attention. The complex is within walking distance of Donggureung Station on the Subway Line 8 extension (Byeollae Line), which opened on the 10th of last month, and Guri Station on the Gyeongui-Jungang Line. Before the opening of the Byeollae Line, it took about 40 minutes by subway with two transfers or about 50 minutes by bus to reach Jamsil, but after opening, it takes only 20 minutes without transfers from Donggureung Station to Jamsil, greatly improving commuting conditions.

Moreover, Byeollae Station is scheduled to become a stop on the GTX-B line, making future use of the GTX-B line convenient and expanding the metropolitan transportation network. Additionally, access to the Metropolitan Area 1st Ring Road, Northern Arterial Road, Gangbyeonbuk-ro, and Sejong-Pocheon Expressway is convenient, facilitating movement throughout the metropolitan area.

The complex composition, highly preferred by demanders, is also a point of pride. All units are small to medium-sized types under 59㎡ exclusive area, with a spacious structure sufficient for three-person households. Also, a total of five different types of housing are offered, allowing choices according to the lifestyle of demanders, enabling broad demand acquisition.

Furthermore, the ‘Centreville’ brand premium is also expected. Centreville is Dongbu Construction Co., Ltd.’s brand apartment that offers a new residential culture through sophisticated design and innovative systems, guaranteeing outstanding construction capability and high project stability.

Meanwhile, ‘Inchang Centreville in the Foret’ is located in Inchang-dong, Guri City, Gyeonggi Province, consisting of 3 buildings from basement 2 floors to ground 29 floors, with a total of 244 units ranging from 49 to 59㎡ exclusive area. By area, there are 78 units of 49㎡ and 166 units of 59㎡. Move-in is scheduled for April 2027, and general sales will begin this month. The promotional center is located near Guri Station (Line 8) in Sutaek-dong, Guri City, Gyeonggi Province.
