First Selection After Expansion of Areas Eligible for Station District Revitalization
Prima Hotel in Cheongdam-dong, Gangnam-gu, Seoul, has been selected as a target site for Seoul's transit-oriented development (TOD) activation project. It is expected to be transformed into a large-scale hotel by receiving floor area ratio (FAR) incentives.
Seoul City announced on the 1st that it held the 8th TOD Activation Project Support Advisory Committee meeting on the 26th and selected the area around 52-3 Cheongdam-dong as a new project site.
The target site, formerly the Prima Hotel site, is located in a linear commercial zone along Dosan-daero. Various metropolitan transportation network projects are planned around Dosan-daero, including the Samsung Station complex transfer center, Wirye-Sinsa Line, and the undergrounding of Dongbu Expressway.
This site is the first case reflecting the revised content after Seoul City expanded the TOD activation project target areas. In March, the city expanded the project target areas to major arterial roads, raising the maximum FAR to 1100% and revising operational standards to allow high-density, mixed-use development. Areas where two or more zoning districts overlap, called 'linear commercial zones,' can be changed into a single zoning district. When upgraded to a general commercial zone, the introduction of 'mixed-use' is mandatory. Mixed-use means that more than 50% of the total FAR must be allocated to office facilities (excluding officetels) or tourist accommodation facilities.
As the site has been selected for the TOD activation project, it plans to introduce tourist accommodation facilities accounting for more than 50% of the FAR and receive FAR incentives. Originally, a luxury residence was planned for this site, but following this decision, a large-scale hotel is expected to be built.
Jo Nam-jun, Director of the Urban Space Headquarters, said, "The significance of this site selection is great as it is the first case reflecting the revised standards. Starting with this project site selection, we will continuously expand international business facilities and tourism infrastructure in this area to further strengthen global urban competitiveness."
