Effects of Creating the World's Largest Industrial Complex Including Semiconductor Clusters
The housing market in Cheoin-gu, Yongin City is heating up due to the development boom of the ‘semiconductor cluster’ worth hundreds of trillions of won. Starting with ‘Everland Station Cantavil’ launched at the end of last year, followed by the supply of ‘Yongin Dunjeon Station Epyt’ this month, the local housing market is bustling. Experts predict that as large-scale industrial complex development accelerates and surrounding apartment sales proceed, Pogok-eup and Namdong areas in Cheoin-gu will emerge as the new center of Yongin City.
According to the construction industry, starting with Yongin’s ‘Everland Station Cantavil’ in November last year, a total of about 5,000 households have been or are being supplied in five complexes including ‘Doosan We’ve The Zenith Central Yongin’ and ‘Yeokbuk Seohee Starhills’ in February this year, and ‘Yongin Prugio One Cluster’ and ‘Yongin Dunjeon Station Epyt’ in August.
Among them, Yongin Prugio One Cluster plans to supply an additional 2,000 households in the future, and many other nearby areas are also preparing for supply. This means that a residential area is being actively formed in the background, creating millions of jobs in this area.
The changes in Cheoin-gu are driven by the large-scale development of the ‘semiconductor cluster’ and the ‘Yongin Advanced System Semiconductor National Industrial Complex.’ Samsung Electronics is investing 360 trillion won, and SK Hynix is investing 120 trillion won to build large-scale semiconductor production facilities in this area. SK Hynix has already started site preparation and will begin construction of the first production facility in March next year. It is estimated that the production inducement effect of these semiconductor investments will reach 480 trillion won, and the direct and indirect employment effect will be 1.92 million people. This means that about twice the population of Yongin Special City (1.08 million) will live based on this area.
Cheoin-gu, where apartments will be built, is planned by the government to be developed as a global semiconductor hub, with the establishment of the ‘Advanced System Semiconductor National Industrial Complex’ and the ‘Yongin Semiconductor Cluster General Industrial Complex.’ Additionally, large-scale expansion plans for metropolitan transportation networks such as railroads and highways connecting these areas to surrounding regions are being vigorously promoted. In particular, the Advanced System Semiconductor National Industrial Complex alone is expected to have an investment amount of 360 trillion won. If the investment proceeds as planned, the production inducement effect is estimated at 480 trillion won, and the direct and indirect employment effect at 1.92 million people.
With the industrial scale confirmed at the population level of Yongin Special City, various infrastructure expansion projects are active around Pogok-eup and other related areas. Major metropolitan transportation networks connecting Seoul and southern Gyeonggi, such as GTX-A and the extension of the Gyeonggang Line, are being developed, and various transportation infrastructures, including the opening of the first phase of the Sejong-Pocheon Expressway, are actively being established.
Regulatory easing for full-scale development is also being carried out in various ways. Yongin City recently announced plans to lift the waterfront zone designation for Pogok, Mohyeon-eup, and Yurim-dong in Cheoin-gu. This is groundwork to create residential, commercial, and convenience facilities ahead of the expected full-scale development.
As the industrial base is established and various infrastructures such as transportation are expanded, large-scale residential complex development in Cheoin-gu is expected to accelerate. Newly built apartments such as ‘Dunjeon Station Epyt’ and ‘Yongin Prugio One Cluster’ are representative examples.
A representative from HL D&I Hanla said, “With the development accelerating, Cheoin-gu’s land prices recorded the highest increase nationwide from last year through the first half of this year,” and added, “As large-scale new residential areas are created, Cheoin-gu will transform into a new residential center in the metropolitan area.”
Experts say that since Cheoin-gu is a city with a promising future, attention should be paid to new supply complexes. The ‘Yongin Dunjeon Station Epyt’ launching this month is a prime example. ‘Yongin Dunjeon Station Epyt’ is an apartment complex located in Geumeo-ri, Pogok-eup, Cheoin-gu, Yongin City, Gyeonggi Province. The complex consists of 13 buildings with 1,275 households, including ▲68㎡ (exclusive area) Type A with 149 units ▲68㎡ Type B with 124 units ▲84㎡ Type A with 366 units ▲84㎡ Type B with 471 units ▲101㎡ with 165 units, ranging from basement 3 floors to a maximum of 29 floors above ground.
The sale price is supplied at 480 million won for the 84㎡ Type A. The average sale price per 3.3㎡ is 14.17 million won, which is about 4.46 million won cheaper than the nationwide average apartment sale price of 18.63 million won per 3.3㎡ as of the end of June. It is also the cheapest price among apartments supplied in the Yongin area this year, with a price difference of up to about 120 million won compared to the same area.
Applications will be accepted through the Korea Real Estate Board’s subscription website starting with special supply on September 2, followed by first priority on the 3rd and second priority on the 4th. First priority subscription is possible regardless of home ownership, and resale is allowed six months after the announcement of winners. Also, there is no restriction on re-winning. The announcement of winners will be on the 10th, and the official contract will be held for four days from the 25th to the 28th at the model house.

The location conditions are excellent. First, it has a well-connected transportation network. It is located within walking distance of Dunjeon Station on the Everline light rail, making it a station area. Using the light rail line, it takes about 20 minutes to reach Giheung Station (transfer) on the Suin-Bundang subway line, and from Giheung Station, it is easy to access Seoul Gangnam and Gyeonggi Bundang and Pangyo via the Bundang Line. According to Gyeonggi Province’s basic railway plan, an extension from Everline Giheung Station to Gwanggyo Jungang Station, where it meets the Shinbundang Line, is also under consideration. With the opening of Guseong Station on the GTX Dongtan-Suseo line in March and its opening on June 29, access to Suseo Station has become more convenient.
