Suseo Station Transfer Center Complex Development to Include Department Store, Offices, Officetels, and Hotel

Seoul City Architecture Committee Approves 4 Cases
Suseo Station Transfer Center, 9 Buildings, Up to 26 Floors
Bangbae 14 District, 492 Households Development

A complex facility up to 26 stories high, including a department store, officetels, office facilities, and a 4-star hotel, will be built at SRT Suseo Station.

On the 28th, Seoul City announced that the 14th Architectural Committee approved four architectural reviews, including the 'Suseo Station Transfer Center Complex Development Project.'


The Suseo Station Transfer Center Complex Development Project involves constructing nine buildings at Suseo Station, ranging from eight basement levels to 26 floors above ground, comprising 892 officetel units, a 4-star hotel with 239 rooms, medical facilities, educational and research facilities, cultural and assembly facilities, neighborhood living facilities, and a transfer center (including a concourse and transfer parking lot).


The Architectural Committee mandated the establishment of an integrated transportation and pedestrian transfer system connecting SRT, GTX-A, subway lines (Line 3 and Bundang Line), and the Suseo-Gwangju Line (new station). Accommodation, medical, office, and retail facilities were arranged to revitalize the station area. Public pedestrian pathways were installed on the front open space of Suseo Station and along the north-south axis to connect with surrounding areas. A large-scale station plaza adjacent to the transfer center, accessible by village buses, taxis, and shuttle buses, was also planned.

The Bangbae 14 District housing reconstruction project near Bangbae Station on Line 2 was designated as a special architectural zone. Bangbae 14 District, located at 975-35 Bangbae-dong, Seocho-gu, will feature apartments with 492 units (including 52 rental units) and ancillary welfare facilities, with buildings ranging from five basement levels to 8-15 floors above ground. The floor area ratio is 226.39%.


With its designation as a special architectural zone, height restrictions for securing sunlight rights have been relaxed, and building layout, form, and height plans have been improved. A public pedestrian pathway connecting schools and parks within the complex was planned. Resident community facilities linked to the public pedestrian pathway are designed as publicly accessible facilities for local residents.


Godeok Gangil 12BL, 613 Units to be Built

The last site of the Godeok Gangil Public Housing District near Gangil Station on Line 5, Godeok Gangil 12BL, also passed architectural review. Located at 43 Sangil-dong, Gangdong-gu, it will include 13 buildings with 613 residential units ranging from 84 to 101㎡, spanning two basement levels to 15 floors above ground, along with neighborhood living facilities.


A public pedestrian pathway connecting the east and west sides of the project site will link the neighborhood park and nearby complexes, eliminating level differences in walkways for residents' convenience. The skyline will be designed harmoniously to enhance openness and landscape in the surrounding area.


Banpo MV Apartment Remodeling, 169 Units Created

The 'Banpo-dong MV Apartment Remodeling Project' near Express Bus Terminal Station and Gyodae Station on Line 3 also passed architectural review. Located at 46 Banpo-dong, Seocho-gu, it will feature 169 units and ancillary welfare facilities in buildings ranging from five basement levels to 21 floors above ground.

The Architectural Committee removed the separate building extension in the previous review and established a plan to create an urban environment and landscape that harmonizes with the surrounding environment. Publicness was secured through the creation of a green network linked to nearby parks and plans for open ancillary welfare facilities.


Han Byung-yong, Director of Seoul City's Housing Policy Office, said, "We will continue to actively strive to create buildings that not only have excellent design but also enhance public value. The Architectural Committee will conduct multifaceted reviews to make Seoul an attractive city with residential communities that communicate through housing complex plans linked to surrounding areas."
