Seoul City Revises Residential and Commercial Facility Ratios in Commercial Areas

Implementation of Research Service on Demand Status of Commercial Spaces by Region in September
Current Non-Residential Ratio of Residential Complex Buildings: 20% of Total Floor Area

Seoul City will reorganize the residential and non-residential ratios of mixed-use residential buildings in commercial areas according to the characteristics of each region to increase housing supply within the city center.

On the 25th, Seoul City announced that it plans to conduct a research project next month to diagnose and review the demand status of commercial spaces by region.



Currently, Seoul City manages the non-residential ratio of mixed-use residential buildings in commercial areas to be at least 20% of the total floor area, considering the characteristics of commercial areas.


Through this project, the city intends to closely analyze the demand and supply status of commercial spaces and prepare specific institutional improvement measures for commercial areas.


This is based on the judgment that it is necessary to examine whether the residential and non-residential ratios of mixed-use residential buildings are appropriate, considering changes in consumption patterns such as demand for large complex shopping malls and the activation of online transactions, as well as the continuous increase in housing demand within downtown Seoul.


Lee Gwang-gu, Director of Urban Planning at Seoul City, said, “We will derive region-specific appropriate residential and non-residential ratios within commercial areas to ensure that the necessary uses are placed in the right locations in each area of Seoul, thereby revitalizing the city center.”
