Seoul Yeouido Daegyo Apartment Reconstruction Builds Daycare Center to Keep Up with Super-Aged Society...Nearby Complexes Likely to Benchmark
The Daegyo Apartments in Yeouido, Seoul, are expected to be reconstructed into an apartment complex featuring a 'Day Care Center' tailored to an ultra-aged society.
The Daegyo Apartment Reconstruction Maintenance Project Association announced that following the public inspection of the draft environmental impact assessment on the 22nd, the maintenance plan passed the Seoul City Urban Planning Committee review on the 23rd.
The project site has significantly shortened the maintenance plan establishment period under the new integrated planning procedure by completing the maintenance plan review about 11 months after starting the first advisory meeting in September 2023, in parallel with the Seoul City Rapid Integrated Planning Advisory Project (Fast Track) and maintenance plan approval in July 2023.
Through this maintenance plan decision, the project will proceed by changing the land use zone from the 3rd general residential area to a semi-residential area in the aging complex originally completed in 1975.
Notably, this maintenance plan holds great significance as it establishes a precedent for maintenance plan decisions through smooth consultations among Seoul City, Yeongdeungpo District, and the association by securing day care centers and home-visit nursing services?currently perceived as undesirable facilities?as public contribution facilities, in planned response to Korea’s anticipated ultra-aged society in 2025 (where one in five citizens will be elderly).
The Daegyo Apartments are expected to be the first case to include a senior care center in line with the entry into an ultra-aged society, and other complexes are anticipated to benchmark this model.
According to the maintenance plan, Daegyo Apartments will apply a floor area ratio of approximately 470%, with plans for four buildings of 49 floors each, totaling 912 households. The sky bridge, constructed at a height of 17 floors, will feature a floating garden, a tea house, and a dining lounge (exclusive dining hall for residents) with panoramic views of the Han River.
Building on the approval of this review, the association plans to select a construction company within this year and proceed smoothly with the project implementation approval in the first half of 2025.
