Icheon City Faces Development Boom Near Station Area... 'Hillstate Icheon Station' Scheduled for Sale This Month

Recently, the area around Icheon Station in Icheon City, Gyeonggi Province, has been attracting attention in the real estate market. Development projects centered on Icheon Station are underway, and the nearby Jungri Residential District is being established, raising expectations for Icheon City to become a new residential hub.


In fact, the vicinity of Icheon Station is expected to develop into a new residential area due to the Icheon Station area development project and the formation of the Jungri Residential District. Once both projects are completed, the area around Icheon Station is anticipated to transform into a mini new town-scale residential area with a total of 6,813 households, including 2,345 households in the Icheon Station area and 4,468 households in the Jungri Residential District.


One of the reasons for the attention is the significant transportation benefits. According to the Ministry of Land, Infrastructure and Transport's “Three Major Innovation Strategies in the Transportation Sector,” Icheon Station will be included in the GTX-D line, making it one of the biggest beneficiaries of the metropolitan transportation network. Additionally, the planned “Semiconductor Line” connecting Yongin Namsa Semiconductor National Industrial Complex, Wonsam Semiconductor Cluster, and Icheon is expected to make the southeastern Gyeonggi region a key railway transportation hub.


Meanwhile, Hyundai Engineering & Construction plans to launch sales in August for the 'Hillstate Icheon Station' project, which includes the Jungri New Town Hyundai Local Housing Association and Jungri New Town Hyundai Local Housing Association 2 in Icheon City.


'Hillstate Icheon Station' is located in Jeungil-dong, Icheon City, Gyeonggi Province, and will be developed on a scale of 1,822 households across 15 buildings, ranging from 4 basement floors to 29 floors above ground, with unit sizes from 60 to 136 square meters. Among these, 314 units will be available for general sale.


The general sale units include ▲29 units of 60㎡ ▲34 units of 60㎡S ▲91 units of 74㎡ ▲76 units of 84㎡ ▲76 units of 84㎡S ▲3 units of 126㎡P ▲1 unit of 127㎡P ▲4 units of 136㎡P. All units consist of small to medium sizes and highly rare penthouse types, reflecting popular preferences such as 60㎡, 74㎡, and 84㎡ to meet buyers' needs.


The biggest advantage of Hillstate Icheon Station is its prime location adjacent to the north side of Icheon Station on the Gyeonggang Line. It is within walking distance to Icheon Station. The Gyeonggang Line is a key railway line in the southern metropolitan area, connecting Bundang and Pangyo to Yeoju. It takes 33 minutes from Icheon Station to Imae Station and 38 minutes to Pangyo Station, making commuting to the office clusters in Pangyo and Bundang convenient.


Furthermore, the GTX-D line and the 'Semiconductor Line' connecting Dongtan, Yongin, and Icheon will link the Namsa Semiconductor National Industrial Complex, Wonsam Semiconductor Cluster, and Icheon, making it a core hub equipped with high-speed and metropolitan railway networks along with the Gyeonggang Line and Jungbu Inland Line. Other transportation benefits include the opening of the 'Seongnam to Janghowon exclusive road.'


Close to the complex are major workplaces such as SK Hynix headquarters, OB Beer, Hite Jinro, Vitesco Technologies Korea, AT Semicon, and Paldo, offering excellent proximity for commuting.


The product quality is also outstanding. 'Hillstate Icheon Station' boasts a high level of product completeness. With a building-to-land ratio of about 20%, it secures wide spacing between buildings, providing a sense of openness and privacy protection. Various specialized landscaping spaces will also be created, promising a more pleasant living environment.


The complex is primarily oriented southward, which is highly preferred, and all units feature a 4Bay layout for excellent lighting and ventilation. Some unit types include entrance storage, dressing rooms, pantries, and alpha rooms to enhance storage efficiency. Additionally, various finishing and floor plan options will be offered to broaden consumer choices and increase satisfaction.
