Seoul City has taken the initiative to directly oversee local redevelopment projects in line with the government's '8·8 Real Estate Measures.'

Housing Director Visits Site On the 14th, Seoul City held the "2nd On-site City-District Communication Meeting on Redevelopment Projects" at Gangbuk District Office to discuss current issues related to redevelopment projects in the Nodogang area. Attendees at the site included Han Byung-yong, Director of Housing at Seoul City, Lee Soon-hee, Mayor of Gangbuk District, Oh Seung-rok, Mayor of Nowon District, and Oh Eon-seok, Mayor of Dobong District.

On the 14th, Seoul City held the '2nd On-site City-District Communication Meeting on Redevelopment Projects' at Gangbuk District Office, where the mayors of Gangbuk-gu, Nowon-gu, and Dobong-gu discussed current issues related to redevelopment projects, the city announced on the 18th.


The city deployed key officials involved in redevelopment projects, including Han Byung-yong, Director of the Housing Office, directors of urban management from Nowon, Dobong, and Gangbuk districts, as well as heads of the Residential Redevelopment Division and the Apartment Housing Division. It is unusual for the Housing Office director, who oversees Seoul's housing policy, to personally visit local sites and discuss redevelopment issues with district mayors. Seoul City explained that the meeting was organized to convey a strong commitment to swiftly advancing redevelopment projects. This meeting is the second communication session following the first held in April at Gwangjin District Office with the mayors of Gwangjin-gu and Dongdaemun-gu.


During the meeting, current redevelopment issues in Nowon, Dobong, and Gangbuk districts were reviewed, and practical policy measures preferred by residents were explored. The city also introduced housing policies such as plans to expand housing supply in Seoul, support measures for redevelopment and reconstruction projects, and the provision of safe housing for seniors and newlyweds. Additionally, Seoul City requested cooperation from the autonomous districts regarding mixed redevelopment areas and conflict management over construction costs in redevelopment projects.


Each district proposed customized measures considering their regional characteristics. Nowon-gu suggested ▲ floor area ratio increases or relaxation by 1.2 times in station areas or regions with convenient public transportation ▲ application of profitability adjustment coefficients in redevelopment promotion projects ▲ and active administrative support for the residential environment improvement project in Sanggye 4-1 District (Hope Village).


Gangbuk-gu requested ▲ selection of candidate sites for rapid integrated planning in housing redevelopment projects ▲ prioritizing district office demands for public contribution facilities ▲ establishment of regulations to enforce compensation measures for tenant losses in small-scale housing redevelopment projects ▲ and introduction of a system to verify the validity of management disposition plans.


Dobong-gu proposed ▲ relaxation of mandatory park and green space securing standards in reconstruction projects ▲ active consultation with the Ministry of National Defense to ease standards for military facility installation within apartment complexes during redevelopment projects ▲ differentiation of mandatory rental housing construction ratios according to local conditions in redevelopment projects ▲ and lifting the designation of land transaction permission zones for redevelopment project sites under the New-Tong Planning, considering relatively low average apartment sale prices.


The city plans to prepare various realistic alternatives to improve the profitability of redevelopment projects and further strengthen administrative support. Director Han said, "It was an important occasion to directly hear voices from the field and reflect them in policy," adding, "We will continue to strengthen close cooperation with autonomous districts to ensure the smooth progress of city redevelopment projects."
