Additional Selection of Project Site in Bongcheon-dong 923-1 Area...Plan to Create a Business-Commercial Complex Hub Alongside Bongcheon-dong 944...Starting Revitalization of the Aging, Low-Rise Area Along Gang Gam-chan-daero Near Bongcheon Station Undeveloped for Over 50 Years
Ensuring Urban Self-Sufficiency Through High-Density Mixed Development of Residential, Commercial, and Public Offices and Expansion of Local Essential Facilities
Bongcheon Station area in Gwanak-gu (Mayor Park Jun-hee) has been additionally selected as a target site in the ‘6th Seoul Metropolitan Government Advisory Committee Meeting for the 2024 Station Area Activation Project.’
The Seoul Station Area Activation Project aims to achieve regional balanced development by promoting high-density mixed-use development in station areas and revitalizing relatively underdeveloped or declining regions.
The newly selected target site for the station area activation project is around 923-1 Bongcheon-dong (approximately 5,760㎡), mostly composed of residual land created during the 1970s Sillim Land Readjustment Project to support collective relocation settlements.
This site has a high degree of building aging and densely packed adjacent buildings, exposing it to safety risks such as fire or collapse, making urgent redevelopment necessary. Until 2022, it was selected as a candidate site for the long-term lease housing project in station areas and the urban public housing complex project, but redevelopment was delayed due to the expiration of the project deadline and lack of resident consent.
The district supplemented the previously deferred station area activation project plan in 2022 and reapplied this year, achieving the great success of having the area around 923-1 Bongcheon-dong finally selected as a station area activation project target site.
With this selection, the zoning of the project site has been upgraded, enabling the construction of high-rise residential-commercial complexes and high-density mixed-use development in the Bongcheon Station area. Through this, the district plans to create the ‘Bongcheon Station Area Complex Hub centered on the Gang Gam-chan-daero station area’s business and commercial functions.’
In particular, the district plans to expand Gwanak S Valley, a core policy project of Gwanak-gu, along Gang Gam-chan-daero near Bongcheon Station by establishing public office facilities supporting venture companies to revitalize an employment base focused on ventures and startups.
Additionally, the district aims to secure urban self-sufficiency by installing local educational and cultural infrastructure such as experiential libraries.
Meanwhile, the district is preparing a redevelopment plan for the area around 944 Bongcheon-dong, which was selected for the station area activation project in June 2023.
Park Jun-hee, Mayor of Gwanak-gu, said, “With the additional selection of the station area activation project target site, we expect the development of the Bongcheon-dong 944 area and Bongcheon Station area to gain momentum. We will do our best to improve the urban environment along Gang Gam-chan-daero, which has been undeveloped for 50 years, revitalize commercial districts, and establish the Bongcheon Station area as a new landmark of Gwanak-gu.”
