Popular Asan Baebang Geumgang Pentarium Central Park Complex with Pre- and Post-Sale Options

Recently, the housing construction industry has been repeatedly facing issues of poor construction quality. In particular, defects discovered in various places just before move-in are causing difficulties for those who succeeded in securing their homes through subscription lotteries.


As a result, there is growing support for switching the sales method from the current ‘pre-sale’ system to a ‘post-sale’ system, where sales begin after more than 80% of the construction progress is completed. Additionally, the schedule for down payments, interim payments, and final payments is spread out during the apartment construction period, making it less burdensome to secure funds.


On the other hand, the biggest disadvantage pointed out for post-sale is the sales price. Unlike pre-sale, construction companies bear the cost of construction from the beginning, so the sales price is higher than that of pre-sale apartments.


In fact, the post-sale apartment ‘Munsuro Artis’ sold in Nam-gu, Ulsan in January this year had a highest sales price of 895 million to 915 million KRW for an 84㎡ exclusive area. Meanwhile, the pre-sale apartment ‘ePyeonhansesang Beonyeong-ro Leaders Foret’ sold in Nam-gu, Ulsan in February was priced below 850 million KRW. Subsequently, all pre-sale complexes sold in Ulsan for the same size had prices lower than Munsuro Artis.


Ultimately, post-sale apartments offer the advantage of high completeness and peace of mind when moving in, but come with the burden of higher sales prices.


However, not all post-sale complexes carry a price burden. Those subject to the price ceiling system even when post-sale are sold at competitive prices compared to surrounding market prices.


‘Raemian Onepentas’ in Seocho-gu, Seoul, which is a post-sale complex scheduled for move-in in August, applied the price ceiling system and was priced at 2.33 billion KRW for an 84㎡ exclusive area. Compared to surrounding market prices, it was competitively priced, resulting in an overwhelming competition rate of 527.32 to 1 in the first subscription round.


In Asan, Chungnam, ‘Asan Baebang Geumgang Pentarium Central Park,’ which is being sold through post-sale with high completeness and reasonable prices, is attracting buyers’ interest.


‘Asan Baebang Geumgang Pentarium Central Park’ is an apartment supplied by Geumgang Housing in the Asan Tangjeong District area of Asan-si, Chungnam. It consists of 5 buildings from 2 basement floors to 28 above-ground floors, with a total of 438 households ranging from 74 to 99㎡ exclusive area. Construction is currently underway, and since it is supplied under the price ceiling system, it is being sold at reasonable prices.


Although the complex is located in Asan Tangjeong District administratively under Asan-si, it is adjacent to the Cheonan Buldang area and shares most infrastructure, effectively making it part of the Cheonan Buldang living area.


Residents can use Cheonan-Asan Station, where KTX, SRT, and the planned GTX-C line extension pass, as well as Tangjeong Station and Asan Station on Line 1. Convenient facilities such as E-Mart Traders, Galleria Department Store, Aehyeon Park, and Handeul Mulbit Park are also easily accessible.


Additionally, Aehyeon Elementary School (scheduled to open in March 2026) and Asan Segyo Middle School (scheduled to open in March 2025) are adjacent to the complex, and Isunsin High School is nearby, allowing for walking commutes. The Cheonan Buldang academy district is also conveniently accessible.


The proximity to Asan Display City 1 and 2 general industrial complexes, where Samsung Display is located, is also an advantage for those seeking a short commute between home and work.
