HL D&I Hanla announced on the 16th that it will begin selling units at 'Icheon Bubal Station Epyt' in Icheon City, Gyeonggi Province, starting on the 19th.
Icheon Bubal Station Epyt is the first apartment complex in the Icheon area to be sold under the Epyt brand after HL D&I Hanla changed its brand from 'Hanla Vivaldi' for the first time in 27 years.
The complex consists of 7 buildings ranging from 4 basement floors to a maximum of 35 floors above ground, with 671 apartment units and 32 officetel units. All apartments have an exclusive area of 84㎡. By layout, there are ▲ Type A with 339 units, ▲ Type B with 76 units, ▲ Type C with 64 units, and ▲ Type D with 192 units. The officetels include ▲ 8 units with an exclusive area of 94㎡ and ▲ 24 units with 111㎡. Move-in is scheduled for May 2028.
The sale price averages around 590 million KRW for the 84㎡ units. Apartments of the same size sold in Icheon in the first half of this year were priced at about 700 million KRW, making this about 100 million KRW cheaper. The down payment is 10 million KRW, significantly reducing the initial financial burden. Additionally, resale of the pre-sale rights is allowed before April 2025, the first installment payment period.
Transportation is convenient. The complex is within walking distance to Bubal Station on the Gyeonggang Line. Bubal Station is also on the GTX (Great Train Express) D line, which is expected to bring future transportation benefits. Furthermore, the East-West Metropolitan Railway connecting Incheon, Bubal, and Gangneung, as well as the expansion project of the Jungbu Inland Line, are underway.
The double-track electrification project for the entire Gyeonggang Line, part of the East-West Metropolitan Railway network, is also being promoted with a target opening in 2028. This project connects Incheon Songdo, Pangyo, Bubal, and Gangneung over 244 km. Construction began in 2021 on the Wolgot-Pangyo section, and the Yeoju-Wonju section construction started earlier this year. Additionally, once the entire Gyeonggang Line is opened, including the semi-high-speed 'KTX-Eum' trains, travel from Bubal Station to Incheon and Gangneung will take about one hour.
The complex is designed primarily facing south to maximize sunlight and views, and it includes a park to provide residents with a resting space. Parking spaces are allocated at 1.4 per household.
There is a Kids Station to ensure safe commuting for children, a themed playground for guardians to efficiently manage children, and a rooftop garden.
To enhance space efficiency, specialized storage spaces and wide designs have been applied. Wide elevators have been installed to improve comfort and convenience. The kitchen comfort is secured through 4-bay slab-type and tower-type pantry specializations.
Electric laundry drying racks and an unmanned parcel delivery system are provided, enhancing convenience with advanced infrastructure.
Applications will be accepted through the Korea Real Estate Board's subscription website, starting with special supply on the 19th, followed by first priority on the 20th and second priority on the 21st. Winners will be announced on the 27th, and official contracts will be signed over three days from the 7th to the 9th of next month at the model house.
Applicants aged 19 or older residing in Icheon or the metropolitan area who have held a subscription account for at least 12 months and meet the regional and area-specific deposit requirements can apply for first priority. First priority applications are allowed regardless of home ownership. Resale is permitted six months after the announcement of winners, and there are no restrictions on re-winning.
