An apartment complex with 10,000 households will be offered for sale in Gwacheon-dong, Gwacheon-si. Land development will begin next year, construction will start in 2029, and sales will follow thereafter.
On the 13th, the Ministry of Land, Infrastructure and Transport announced the approval of the district plan for the 'Gwacheon Gwacheon District (Gwacheon-dong, Gwacheon-si)'. This district will be developed over a total area of 1.69 million square meters between Gwacheon-si, Gyeonggi Province, and Seocho-gu, Seoul.
In 2029, a total of 10,000 households will be offered for sale in this district: 4,400 public sale units, 2,900 private sale units, 2,100 public rental units, and 5,000 private rental units. Among these, 6,500 units of public sale and public rental housing will be supplied for low-income households without homes. Notably, this district will apply a price ceiling system, providing housing at prices lower than market value.
The Ministry of Land, Infrastructure and Transport will start housing design in this district from this year and proceed with land development procedures next year. Housing construction will begin in 2028. A ministry official stated, "Land compensation has already been completed, and compensation for affected properties is currently underway," adding, "About 50% of the compensation for affected properties has been completed, and we will supply housing within the district quickly without delays."
The Gwacheon Gwacheon District allows travel to Gangnam Station within 20 minutes via Subway Line 4. The metropolitan area express railway (GTX) Line C will also open in 2028. Additionally, a wide-area transfer facility will be installed centered on the railway line within the district to strengthen transfer connections with metropolitan and city buses. The ministry official also mentioned, "The Wirye Gwacheon Line is also being promoted for opening within this district."
Regarding road traffic infrastructure, major arterial roads such as the Gwacheon-Bongdam Urban Expressway and Gyeongbu Expressway (Yangjae IC) are present. Plans include undergrounding the Gwacheon-Umyunsan Urban Expressway, constructing a new connecting road between Gwacheon-daero and Heolleung-ro, and building a complex tunnel between Isu and Gwacheon.
Next to the project district are Seoul Grand Park, the National Museum of Modern and Contemporary Art, and the National Gwacheon Science Museum. Additionally, the surrounding area includes Gwanaksan, Cheonggyesan, and Umyunsan mountains, with Yangjaecheon and Makgyecheon streams flowing through, offering excellent natural environments.
Educational facilities planned include one kindergarten, two elementary schools, and one middle and one high school each. Two complex community facilities will also be established within the living area to support education, activities, rest, and social gatherings.
The Ministry of Land, Infrastructure and Transport will supply a total of 280,000 square meters of self-sufficient land near the Line 4 station area in the Gwacheon Gwacheon District. Among these, the area between Seonbawi Station and Gyeongma Park Station will be designated as a 'station area complex development zone' to accommodate advanced industries such as AI and semiconductors. This is planned to connect the 'Yangjae R&D Innovation District' to Gwacheon Gwacheon District and Gwacheon Knowledge Information Town.
The self-sufficient land next to Daegongwon Station will be designated as a special planning zone and developed into a bio-medical industry cluster. In this zone, private entities can propose creative development plans reflecting the characteristics of the medical and bio industries, which will be incorporated into the planning. Gyeongma Park Station, located near cultural facilities such as Seoul Grand Park and the National Museum of Modern and Contemporary Art, has been designated as a central complex zone where performance, exhibition, and shopping functions converge.
Kim Gyu-cheol, Director of the Housing and Land Office at the Ministry of Land, Infrastructure and Transport, said, "Since the initial announcement of the Gwacheon Gwacheon District in 2019, Gwacheon-si and Seocho-gu, Seoul, had disagreements over where to install the sewage treatment facility," adding, "However, these difficulties were resolved in 2022, allowing the project to proceed in earnest. We will carry out the project well so that residents waiting for subscription can apply quickly."
