- Prime location with major infrastructure concentration, expected increase in value due to high residential preference
- High residential satisfaction anticipated as it qualifies for private park special project under major construction company brands
Apartments with a central location within their region are gaining attention in the real estate market. They are highly preferred for residence and consistently attract demand because residents can easily enjoy various infrastructures such as transportation, education, and convenience facilities. Additionally, when these apartments have product competitiveness and development prospects, they can command a premium, resulting in high future value.
In fact, apartments with a central location within their region are achieving high premiums. The ‘Haeundae Lotte Castle Star’ in Jung-dong, Haeundae-gu, Busan, with an exclusive area of 84㎡, was traded for 1.07 billion KRW last month. This is 369.5 million KRW higher than the original sale price of 705 million KRW at the time of its launch in 2017. This complex is accessible via Busan Subway Line 2’s Haeundae Station and Jung-dong Station, and is close to E-Mart (Haeundae branch), Haeundae Traditional Market, Haeundae District Office, and Haeundae Beach, making it a place with steady demand inflow.
The popularity of centrally located apartments continues in the sales market as well. ‘Seosin The Sharp Vivaldi,’ launched in February in Wansan-gu, Jeonju-si, Jeonbuk, attracted a total of 35,797 first-priority subscription applications for 644 general supply units, closing the first priority round with a high competition rate of 55.59 to 1. This complex is located in the center of Jeonju and is close to Lotte Department Store (Jeonju branch), E-Mart (Jeonju branch), Munhak Grand Park, and Jeonjucheon Stream, attracting great popularity among buyers.
In Pohang, Gyeongbuk, ‘Hillstate The Sharp Sangsaeng Park’ is drawing significant attention from buyers. This complex is expected to become the ‘leading property in Pohang’ due to its location in the central living area of Nam-gu, being supplied by a major construction company brand, and its convenient access to various infrastructures centered around Pohang City Hall and Yeongildae Lake Park. Convenience facilities such as Pohang St. Mary’s Hospital, E-Mart, Lotte Mart, and Idong General Market are also located nearby.
‘Hillstate The Sharp Sangsaeng Park’ is a large complex consisting of two phases with a total of 2,667 units. Among them, Phase 2, consisting of 1,668 units with exclusive areas ranging from 84 to 178㎡, from basement level 5 to ground level 35, is currently being pre-sold.
First, the transportation environment allows quick access to downtown Pohang via nearby Posco-daero and Hope-daero roads, and Pohang IC, National Route 7, and National Route 31 are adjacent, making travel throughout Pohang and to other regions easy. Additionally, the Pohang Express and Intercity Bus Terminal and KTX Pohang Station provide convenient access to the metropolitan transportation network.
The area around the complex is rich in educational facilities, which is expected to attract high preference from parents. Elementary, middle, and high schools such as Daei Elementary, Idong Middle, and Pohang Steel High are accessible, and the area boasts excellent educational conditions including Idong school district and academy districts.
The pleasant natural environment is also notable. The complex is planned alongside park facilities (approximately 770,000㎡) and non-park facilities (approximately 170,000㎡), allowing residents to enjoy the park as if it were their own backyard and enabling a healing lifestyle. Within the park, there will be a sky path that lets residents experience the forest touching the sky, an observatory to enjoy Posco’s nightscape, a water plaza, an art plaza, and a swimming pool (planned) within the National Sports Center.
Notably, for the first time in Pohang, paid breakfast and lunch services, typically seen only in luxury apartments in Seoul, will be provided, offering a clear differentiation point from other complexes. This service is popular among residents due to the increase in single-person households, dual-income families, and elderly populations.
As expected from a major construction company brand, the product competitiveness is excellent. The complex is primarily arranged with all units facing south and planned with deck-style layouts utilizing natural slopes. The complex will be designed as a car-free park-like area on the ground. The total number of parking spaces is 1.5 per household, providing ample parking. Elevators are designed with two units for two-household lines and three units for three-household lines, ensuring smooth operation without worries about moving or deliveries.
Community facilities include a fitness center, indoor golf practice range, screen golf, GX room, Pilates room, billiards room, table tennis room, and others, as well as Hill’s Lounge, a small library, Moms Cafe, reading room, open study room, concierge, a daycare center, and a senior citizens’ center.
In-unit systems include a home network system with security and control functions, AI voice recognition kitchen TV, a master light switch, and fingerprint recognition Push-Pull digital door locks. On-site systems include unmanned security, unmanned parcel delivery, and remote meter reading systems. The underground parking lot will be equipped with 5-megapixel omnidirectional cameras, LED lighting control, emergency bell linkage, smartphone parking location storage, and a one-pass system.
Additionally, the Hi-oT system, a smartphone-based service integrating specialized systems including the home network system and IoT-connected appliances, will be applied. Through a smartphone, residents can control and monitor devices such as lighting, electric heating, heating, and air conditioning, and can use mode setting functions based on location, weather, and sensors (such as outing, returning home, waking up, and sleeping modes).
Large-scale development prospects recently announced in Pohang City are also expected to act as positive factors. Pohang is scheduled to see major developments such as designation as a national advanced strategic industry specialized complex, POSCO Group’s secondary battery investment plan announcement, news of oil deposits in Pohang, and the construction of the Yeongilman Cross Highway, all of which suggest high future value.
Meanwhile, ‘Hillstate The Sharp Sangsaeng Park’ is currently conducting contracts for remaining units on a first-come, first-served basis with the option to designate building and unit numbers. Since residents can select their preferred units without a lottery, choices can be tailored to individual tastes.
‘Hillstate The Sharp Sangsaeng Park’ offers various benefits such as a special 5% down payment, a fixed down payment of 10 million KRW, interest-free intermediate payments (1st to 6th installments), and free balcony expansion, reducing the initial financial burden for buyers.
The model house is located near Es Pohang Hospital in Idong, Nam-gu, Pohang City. Move-in is scheduled for September 2027.
