The real estate market in Haeundae-gu, known as the Gangnam of Busan, is heating up rapidly. As the trend of rising housing prices originating from Seoul spreads beyond the metropolitan area to major provincial cities, demand is pouring into this verified area with excellent infrastructure.
Since the 2000s, Haeundae-gu has established itself as Busan's representative affluent district with the development of high-rise residential complexes such as Centum City and Marine City, along with upscale shops. Additionally, it is recognized as a superior residential area due to its systematically developed infrastructure for shopping, culture, and leisure, which is rare in provincial cities.
Leveraging these locational advantages, housing prices in Haeundae-gu have recently surged dramatically in line with the real estate market recovery.
According to data from the Ministry of Land, Infrastructure and Transport, the 154㎡ exclusive type of ‘Haeundae I-Park’ in U-dong, Haeundae-gu, recorded a new high price of 3.05 billion KRW in July this year, rising by 380 million KRW compared to the transaction price in February last year. The officetels show a similar trend. In the same month, the 227㎡ exclusive type of ‘Wooshin Golden Suite’ located in U-dong, Haeundae-gu, was sold for 2.135 billion KRW, up 335 million KRW in just four months, finding a new owner.
A real estate expert said, "Haeundae-gu is considered one of the leading affluent districts in Korea beyond Busan, as it has a concentration of various infrastructures and a large number of high-income residents. In the current atmosphere of housing price recovery centered on the metropolitan area, interest from buyers in the real estate market of Haeundae-gu, which has abundant demand, is also soaring."
This is also why recent buyers’ attention is turning to ‘The Time Haeundae’.
Located in Jung-dong, Haeundae-gu, Busan, ‘The Time Haeundae’ is being developed as a single building with 142 officetel units ranging from 68 to 138㎡, spanning from three basement floors to 20 above-ground floors.
‘The Time Haeundae’ boasts an excellent location as it is situated in the heart of Haeundae Richbelt. Additionally, Haeundae-daero, which connects directly to the complex and Haeundae Beach Road, and Suyeong Riverside Road provide easy access throughout Busan.
Outstanding living infrastructure adds further value. Haeundae Beach is just a 3-minute walk away, and nearby are cultural spots such as Gumnam-ro Culture Plaza, Haeundae Rodeo Street, and Dalmaji-gil commercial area. Shopping facilities like Save Zone Haeundae, Haeundae Rodeo Outlet, and E-Mart Haeundae, as well as medical facilities including Haeundae Bumin Hospital and Inje University Haeundae Paik Hospital, are easily accessible. Furthermore, the excellent educational environment is supported by the proximity of Haeundae Elementary and Middle Schools and Dongbaek Middle School within walking distance.
