Developed as an Open Complex
Traffic Congestion Around Jamsilnaru Station Also Improved
Jangmi 1, 2, and 3 complexes, considered the last riverside reconstruction apartments in the Jamsil area of Songpa-gu, Seoul, will be reborn as an 'open garden' residential complex with up to 49 floors and approximately 4,800 households.
Seoul City announced on the 11th that it has finalized a rapid integrated planning proposal with these details.
This complex, located in Sincheon-dong, Songpa-gu, is a 14-story apartment with 3,522 households, completed in 1979. It is known for having an extremely insufficient number of parking spaces relative to the number of households, and urgent improvements are needed in the living environment due to issues such as rust in old pipes.
It is also a site with many considerations for development. This is due to the complex traffic system, including Hangaram-ro, which only connects from Jamsil Sports Complex to the southern end of Jamsil Bridge and remains undeveloped beyond that point, the unfinished roundabout area near Jamsilnaru Station, and the elevated section of Line 2. Sunlight issues with adjacent schools and the impact on the educational environment also had to be taken into account during reconstruction.
However, the city focused on the excellent locational advantages such as the Han River, Jamsilnaru Station on Subway Line 2, Jamsil Middle and Jamdong Elementary Schools, and Lotte World Mall, and considering the development situation in the area, created the rapid integrated planning proposal.
The plan includes principles such as ▲comprehensive reorganization of the local traffic system ▲creation of an open garden complex within the city ▲strengthening pedestrian connectivity with the surroundings ▲establishing a planning basis for efficient land use of the city and complex ▲creating a harmonious and regionally open urban landscape.
First, the traffic system was completely reorganized, simplifying the complex vehicle flow around Jamsilnaru Station. Hangaram-ro, which was disconnected after the southern end of Jamsil Bridge near Jamsil Sports Complex, will be connected to the Jangmi Apartments. The existing irrational roundabout structure will be converted into a three-way intersection, and pedestrian spaces will be expanded.
Additionally, the plan ensures that anyone can enjoy various forms of open green leisure spaces anywhere inside and outside the complex. Parks will be placed at major points where local residents gather most, such as schools and subway stations, and three-dimensional green spaces will be connected above street-level neighborhood facilities. Within the complex, four gardens will be created in different zones so that green spaces can be accessed within five minutes from anywhere inside or outside the complex.
East-west and north-south public pedestrian pathways will also be established to connect the Han River, Jangmi Apartments, commercial areas, and Seokchon Lake. Open community facilities will be placed along these public pedestrian paths.
As policies related to apartment districts have changed, floor area ratio, height, and usage have been applied flexibly. Existing residential and central facility sites have been converted into blocks to allow for mixed land use. Regional necessary facilities will be planned as public open spaces to flexibly respond to future public facility demands.
The skyline has been tailored to harmonize with the area. Areas requiring openness, such as school sunlight zones and street fronts, will have mid- to low-rise buildings, while the central part of the complex will feature high-rise buildings up to 49 floors. The riverside section adjacent to the Han River will have terrace-type main buildings, and the interior of the complex will include various types of buildings specialized for community functions.
Jo Nam-jun, Director of the Urban Space Headquarters of Seoul City, said, "We hope this will become a leading model of an open garden-type residential complex where the green living space throughout the complex contributes not only to residents' quality of life but also to enhancing the regional image," adding, "We plan to actively support the rapid promotion of the maintenance plan in the future."
