Yongin Jigok Industrial Complex Building Regulations Eased... Easier Entry for Semiconductor Industry

Yongin City, Industrial Complex Plan Change Approval and Announcement
Height from 3 to 4 Floors, 11 to 22m... Cleanroom Installation Possible

The building height regulations within the Jigok General Industrial Complex in Giheung-gu, Yongin-si, Gyeonggi-do have been relaxed, making it easier for advanced semiconductor industries to move in.


Yongin City announced on the 8th that it has approved and publicly notified a change in the complex plan to raise the maximum building height in the Jigok Industrial Complex area around 720, Jigok-dong, Giheung-gu.

This change in the industrial complex plan follows the relaxation of activity permit standards in areas adjacent to cultural heritage protection zones. When the industrial complex was established, some parts of the Jigok Industrial Complex were included in the cultural heritage protection zone due to their proximity to the Gyeonggi-do monument 'Eum-ae Lee Ja Burial Site,' limiting the maximum building height to 11 meters. However, since the change in Gyeonggi-do's cultural heritage alteration permit standards in 2021, the activity permit standards have been somewhat relaxed, allowing adjustments to the maximum building height.


With this regulatory relaxation, among the total 71,427㎡ of the Jigok Industrial Complex, the yet-to-be-sold ▲industrial facility land of 5,465㎡ and ▲support facility land of 1,715.9㎡ will have their maximum floor limits eased from 3 floors to 4 floors, and height limits from 11 meters to 22 meters.


The city expects that the relaxation of height restrictions in the industrial complex will particularly boost the attraction of advanced semiconductor-related companies. According to the city, there have been many inquiries from semiconductor manufacturing companies wishing to move into the Jigok Industrial Complex, but due to height regulations, installing the core 'clean rooms' of manufacturing facilities was difficult, leading to many cases of giving up. Generally, clean rooms are known to require a minimum building height of 13 to 14 meters.


Currently, the global semiconductor equipment company 'Lam Research' operates an R&D center with a total floor area of about 23,000㎡ on a site of over 30,000㎡ within the Jigok Industrial Complex. The semiconductor consulting firm 'Search & Delve' is also located in the Jigok Industrial Complex.


Lee Sang-il, Mayor of Yongin City, said, "We will carefully monitor to ensure that companies wishing to move into the city do not face inconveniences and will make further efforts to expand the global semiconductor ecosystem."
