'Transit-Oriented Development Project' Passes Seoul City Architectural Review
158 Households at Gaebong Station, 1821 Households at Onsu Station, 472 Households at Mongchontoseong Station

A 48-story, 332-unit apartment complex, a 5-star tourist hotel, and a performance hall will be built near Seoul Forest Station on the Suin-Bundang Subway Line.


On the 30th, Seoul City held the 13th Architectural Committee meeting and announced on the 31st that it had approved a total of four architectural reviews, including the ‘Ttukseom District Special Planning Zone (Ⅳ) Complex Building New Construction Project.’

The Ttukseom District Special Planning Zone (Ⅳ) Complex Building New Construction Project will include three buildings with 332 apartment units ranging from 8 basement floors to 48 above-ground floors, and a 5-star tourist hotel with 604 rooms. In addition, a multipurpose performance hall with about 900 seats is planned to create a cultural complex cluster in the Ttukseom area that encompasses various cultural and artistic activities.


To facilitate vehicle access for visitors to Ttukseom Seoul Forest, an open parking lot with 133 spaces will be created, and a resident-accessible observation area will be provided on the top floor of the tourist hotel building. The project also aims to activate the streetscape by linking the public pedestrian passage on the ground level, open spaces, and nearby Plaza 3 and Plaza 4, creating a connecting street space that links the inside and outside of the complex.

On the same day, the Architectural Committee also approved the ‘Gaebong Station Transit-Oriented Development Project.’ Near Gaebong Station on Subway Line 1, two buildings with 158 apartment units (19 public units and 139 sale units) ranging from 8 basement floors to 38 above-ground floors, public contribution facilities, and neighborhood living facilities will be constructed.


The project plans to create a new urban landscape with a rhythmic facade and an open street space connecting the inside and outside of the complex through front open spaces (sidewalk and road accessory type) and public pedestrian passages. Additionally, the activation of the street will be promoted through low-rise neighborhood living facilities and public contribution facilities. To facilitate remodeling, a composite flat slab structure will be applied to enhance the flexibility of individual units, allowing horizontal integration and separation of units.

Furthermore, through the ‘Onsu Station Transit-Oriented Development Project (Onsu-dong, Guro-gu),’ a complex including 1,821 apartment units (131 public units and 1,690 sale units) ranging from 5 basement floors to 37 above-ground floors, 280 officetels, office facilities, retail facilities, and public contribution facilities (education, research, culture, assembly, and public office facilities) will be built. The ‘Mongchon Fortress Transit-Oriented Long-Term Rental Housing Project (Bangi-dong, Songpa-gu)’ will include 472 apartment units (149 long-term rental units and 323 sale units) ranging from 6 basement floors to 27 above-ground floors and neighborhood living facilities.


Han Byung-yong, Director of Seoul City’s Housing Policy Office, said, “We will continue to actively create attractive housing spaces and will review various aspects through the Architectural Committee to make Seoul a city with safe and secure residential communities.”
