Dongtan Station Lotte Castle Unranked Applications Extended to 30th
Subscription Waiting List Exceeds 1.1 Million, Access Issues Continue
On the 29th, when special supply and non-priority subscription applications were being accepted for 10 complexes including Dongtan Station Lotte Castle and Raemian One Pentas, the Korea Real Estate Board extended the subscription application time to 11 PM due to access issues on the Subscription Home website. The application period for Dongtan Station Lotte Castle (non-priority) was changed to extend until the 30th.
On the 29th, the Korea Real Estate Board announced that the Subscription Home application deadline would be extended from 5:30 PM to 11 PM. Among the complexes, the non-priority subscription application period for Dongtan Station Lotte Castle was extended by one day until the 30th.
The Korea Real Estate Board stated, "The extension of the application deadline is only for the 29th, and from the 30th onward, the original application hours (9 AM to 5:30 PM) will be resumed. Please take note."
On that day, the Subscription Home website was paralyzed starting around 9:35 AM as a large number of applicants flooded the site. The waiting queue for subscription applications exceeded 1.1 million people.
A total of 10 complexes accepted subscription applications that day. These included Raemian One Pentas special supply, known as a 'lottery subscription' due to the application of the price ceiling system, and Dongtan Station Lotte Castle (non-priority, resupplied after cancellation), which offers potential capital gains worth several hundred million won. Other complexes accepting applications included Hoban Summit Mokdong, Hillstate Sewoon Central Phase 2, and Changwon Lotte Castle Centum Gold (resupplied after cancellation). Additionally, special supply applications were accepted for ▲ Jinwi Station Seohee Starhills The Parkview ▲ Wonju Moa Elga Grande ▲ Chuncheon Atera Edupark ▲ Seongju Seongbaksoop Daeyu Riel Apartments.
The non-priority subscription for Dongtan Station Lotte Castle (one unit of 84㎡) has a sale price of 482 million KRW, about 1 billion KRW cheaper than the market price, attracting applicants nationwide. Anyone aged 19 or older can apply without a subscription savings account, and there are no restrictions on actual residence or resale.
The sale price of Raemian One Pentas is around 1.7 billion KRW for a 59㎡ unit and 2.2 to 2.3 billion KRW for an 84㎡ unit. The nearby Raemian One Bailey 84㎡ unit is priced around 4.2 billion KRW, so winning applicants can expect a capital gain of about 2 billion KRW, earning it the nickname 'lottery subscription.' Since it is a post-sale complex, even if selected, applicants must pay 20% of the contract amount during the official contract period from the 19th to 21st of next month and pay the remaining balance within two months.
Hoban Summit Mokdong will accept special supply applications (for national merit recipients) on the 29th for one of the two units canceled, and general supply applications on the 30th for the remaining unit. The sale price is about 800 million KRW for an 84㎡ unit, approximately 500 million KRW cheaper than the actual transaction price (around 1.3 billion KRW). The announcement date for winners is the same as for Dongtan Station Lotte Castle non-priority. However, since Yangcheon-gu is a non-regulated area, a household without a home residing in Seoul can apply for both complexes.
