Gangnam-gu, Seoul (District Mayor Jo Seong-myeong) announced on the 19th that the "Visiting Basic Education for Apartment Complexes," conducted this year targeting 18 apartment complexes completed within the last 10 years as a new project, received great response from residents.


A survey conducted among 82 participants, including representatives of residents' meetings and building managers, showed that 98.4% expressed satisfaction, stating that the education was very helpful for apartment management.


Specifically, respondents answered "Yes (very much)" to questions such as ▲The education helped in understanding the basic concepts of our apartment management and defect handling (97.5%) ▲The content and delivery method of the education were appropriate (97.5%) ▲This visiting education is more effective compared to the annual group education (100%) ▲I am willing to participate in the visiting basic education for apartment complexes in the future (98.7%).


The visiting apartment education program was launched last year to support the difficulties of mandatory management apartment complexes. Mandatory management complexes have several obligations, such as forming a residents' representative meeting and establishing a long-term repair plan, and accumulating long-term repair reserves according to the plan. However, the long-term repair plan itself is complex and requires expertise, making self-management challenging.


Accordingly, last year, experts and public officials visited 50 complexes directly to provide consulting focused on practical cases of long-term repair plans. Due to the great response to this education, this year the target audience was segmented and expanded into year-round consulting. From January to April, diagnosis and consulting on long-term repair plans were conducted for 24 complexes, followed by basic education for newly completed apartment complexes within 10 years in May and June, and apartment management consulting from August to October, covering three areas.


Among these, the education provided to 18 newly completed apartment complexes received evaluations as being very helpful. The district office recognized that these complexes face various issues in the early stages of occupancy but lack management experience, requiring more detailed consulting. Accordingly, customized education was provided on major mistakes that can occur in initial management and defect handling. In particular, introducing dispute resolution procedures that can be utilized when newly completed complexes still under the defect liability period experience conflicts with construction companies regarding defect repairs was considered useful.


District Mayor Jo Seong-myeong stated, "Diagnosing the problems each apartment complex has and providing necessary consulting received great response from residents," and added, "We will continue to create a better living environment through multifaceted support that enhances transparency and efficiency in apartment management."
