As young people leave for the Seoul metropolitan area, local cities face the risk of extinction, but some regions with industrial complexes show a different atmosphere, attracting attention.
According to resident registration population statistics by city, county, and district from the Ministry of the Interior and Safety, as of the end of June this year, local cities with particularly high proportions of young generations aged 20 to 40 include Cheonan and Asan in Chungnam, Cheongju in Chungbuk, Gumi in Gyeongbuk, and Sejong City.
Looking in detail, Cheonan in Chungnam and Sejong Special Self-Governing City had the highest proportion of young generations at 45%. Following were Gumi in Gyeongbuk and Asan in Chungnam at 44%, and Cheongju in Chungbuk at 42%. These areas share the common feature of having industrial complexes within their regions, providing abundant job opportunities.
Sejong City has Wolsan General Industrial Complex and Jochiwon General Industrial Complex, Cheonan has Pungse General Industrial Complex, and Gumi has Gumi National Industrial Complex. Notably, Gumi stands out as the only area in Gyeongbuk, where the 20-40 age group proportion is the second lowest nationwide at 33%, to exceed 40%.
Besides the Gumi National Industrial Complex, the largest inland industrial complex in South Korea, Gumi has been selected as a specialized complex for semiconductor advanced strategic industries, with the second phase of the 5th Industrial Complex scheduled for early construction. Additionally, the Japanese Toray Group, a high-tech materials manufacturer, is investing 50 billion KRW over three years in the Gumi National Industrial Complex, continuing the city's economic growth.
Real estate experts explain, "Areas with large-scale industrial complexes attract many young people seeking jobs, so urban growth continues. As the proportion of young buyers in the real estate market is increasing recently, it is necessary to pay attention to regions that 20-40-year-old actual demanders are interested in."
According to apartment sales transaction statistics by buyer age from the Korea Real Estate Board, the proportion of nationwide apartment purchases by people in their 30s in the first quarter of this year was 26.1%, an increase of 1.1 percentage points from 25.0% in the fourth quarter of last year. The proportion of those in their 40s was 25.8%, making people in their 30s the main players in the apartment sales market.
Meanwhile, in Gumi, Gyeongsangbuk-do, where the proportion of young residents is high, a brand-name apartment opened its model house on the 12th and is starting full-scale sales, drawing attention. The protagonist is ‘Hillstate Gumi The First,’ the first ‘Hillstate’ apartment introduced by Hyundai Construction in Gumi.
The complex will be built with 5 buildings ranging from 2 basement floors to a maximum of 29 floors above ground, with exclusive areas of 84 to 162㎡, totaling 491 households. The schedule includes special supply on July 22, first priority subscription on July 23, second priority subscription on July 24, and winner announcement on July 31. Subsequently, official contracts will be signed over three days from August 12 to 14, with the expected move-in date in April 2027.
Gumi, Gyeongsangbuk-do, where Hillstate Gumi The First is located, is a non-regulated area. As of the announcement date for resident recruitment, anyone aged 19 or older who has resided in Daegu Metropolitan City or Gyeongsangbuk-do for more than six months after joining a subscription savings account and meets the deposit requirements by region and area can apply for first priority subscription regardless of home ownership, whether head of household or household member.
The down payment is 5%, reducing initial cost burdens, and a mid-payment loan covering 60% of the sale price is offered with full interest-free benefits, so there are no additional charges until move-in. Also, there are no restrictions on re-winning, residence obligation periods, or resale restrictions, allowing immediate resale after contract.
Hillstate Gumi The First has excellent transportation access with the Gyeongbu Expressway (Bukgumi IC), Gumi General Terminal, and Gumi Station on the Gyeongbu Line, making commuting to the Gumi National Industrial Complex convenient. The first local metropolitan railway in the region, the Daegu Metropolitan Area Phase 1 Railway (Gumi~Daegu~Gyeongsan), is scheduled to open at Gumi Station in December.
Educational conditions are also favorable. Seonju Middle School and Seonju High School are located right in front of the complex, with Dobong Elementary School and Gyeonggu High School within walking distance. The Gumi City Bonggok Library and a cluster of private academies are nearby. The complex includes education-related community facilities, which are expected to help create an excellent study environment.
Sharing commercial districts around Bonggok-dong and Doryang-dong is also possible. Hanaro Mart and G7 Square are nearby, and it is easy to use the commercial area around Gumi Station, including CGV and Lotte Cinema. Bonggokcheon Stream flows nearby, and Geumo Mountain is located to the south. Some households enjoy a direct view of the pleasant scenery of Geumo Mountain.
