Daebang Industrial Development's 'Dongtan 2 New City Dongtan Station Daebang Elyum The Signature,' set to be built in Osan-dong, Hwaseong-si, Gyeonggi-do, is expected to see fierce subscription competition as hot as midsummer heat.

‘Dongtan Station Daebang Elyum,’ which opened its model house on the 3rd (Wednesday), attracted about 6,000 visitors in just two weekdays, demonstrating its popularity. The complex is the last private sale near Dongtan Station and is subject to the price ceiling system.

According to a sales official, “Despite being weekdays, over 6,000 people visited in two days after the opening, leaving no room to move,” and “With the number of weekend visitors expected to surge, we will always prioritize customer convenience and focus on operating the model house.”

The sale price is set from approximately 445 million KRW for a 63㎡ exclusive area and from approximately 594 million KRW for an 82㎡ exclusive area. When converted per 3.3㎡ including expansion costs, the average price is about 20.49 million KRW, reflecting the application of the price ceiling system and considered reasonably priced compared to nearby actual transaction prices. According to the Ministry of Land, Infrastructure and Transport’s real transaction price disclosure system, the ‘Dongtan Station Lin Strauss’ 84㎡ exclusive area was traded for 1.16 billion KRW last March.

The complex will be located in Osan-dong, Hwaseong-si, Gyeonggi-do, consisting of 6 buildings ranging from 3 basement floors to a maximum of 29 floors above ground, with a total of 552 units: 464 apartments with exclusive areas of 63㎡ and 82㎡, and 88 officetels with exclusive areas of 85㎡ and 86㎡. Various innovative options are also planned, and it is expected to achieve the highest subscription competition rate near Dongtan Station.

The residential officetel of ‘Daebang Elyum The Signature’ is receiving positive responses from visitors by showcasing specialized floor plans through the model house. Most reviews say it is a design that can replace apartments.

In accordance with the government’s January 10 real estate measures, this officetel is the first in Dongtan New City to provide balconies. Two balconies are planned to allow comfortable use of Bedroom 1 and the kitchen, and as service spaces not included in the contract area, residents can enjoy the maximum usable area comparable to apartments.

The free provision (for a limited time) of high-end finishing materials also caught visitors’ attention. Wide (wooden) flooring or polished tile flooring and interior walls are installed free of charge (for a limited time), and ceramic tile finishes, preferred by actual users, are applied in the kitchen. Since such high-end finishes are mostly provided for a fee even in general apartments, this attracted positive responses from visitors. This is expected to enhance residents’ convenience while reducing their burden.

The officetel subscription schedule is set for two days from July 9 (Tuesday) to July 10 (Wednesday), with the announcement of winners on the 16th (Tuesday). The official contract period will be from the 18th (Thursday) to the 19th (Friday).
